The 2023 Tour of Mid-Century modern homes took me to 9 neighborhoods in Midtown, North and East Phoenix, and in Paradise Valley. The homes on the tour, with one exception, are not for sale. This annual tour is very popular, it sells only 1,000 tickets and they are gone within hours after they are released. The homes we viewed were selected by architectural historian Alison King. This print of Taliesin West by Alison King adorns my office, and you can easily guess that I am a fan of what she does.Experience Fellowship at Taliesin West, by Alison King – the print to the rightI attend the tours almost each year because they are so enjoyable and inspiring. I also share the knowledge of neighborhoods and the beauty of the homes with clients and friends here on my blog, on my web-site and on m...

FHA financing, all the information you need to know and then some.Being in this industry for over 20 years, 24 actually as I type this blog, I have used FHA Financing for probably 65-70% of all the home buyers I have worked with. On average, I close 40 plus transactions a year, and the bulk of those have been with first time home buyers. The FHA loan is the most popular government-backed home loan in the country. These low down payment loans are made by qualified lenders and guaranteed by the Federal Housing Administration (FHA).FHA loans require just a 3.5% down payment for borrowers with a 580 credit score or higher. For homebuyers with less-than-perfect credit, FHA loans offer additional significant benefits. The government backing means average FHA interest rates are typically lowe...

Turning 50 is not a barrier to being in the best shape of your life. In fact, when I hit 50, I found that as I age, I become more motivated to take better care of my health and well-being. There are several reasons why turning 50 can be a turning point in our lives to get in the best shape possible:Focus on nutrition: As we age, our bodies become less efficient at processing certain nutrients, making it more important to eat a healthy, balanced diet. By focusing on nutrition and making sure to get the right mix of protein, healthy fats, and complex carbohydrates, we fuel our body for optimal performance and recovery.Regular exercise: Exercise is key to maintaining good health at any age, but it becomes even more important as we get older. What does a Home Warranty Cover - Home warranty coverageBuying a house, is kinda like buying a car, it may look good on the surface, but ya never really know what you're gonna get. I mean, think about it, you don't know how hard the previous owner "lived" in the house. What type of maintenance was done on a regular basis.Houses are like vehicles in the sense they need regular tune ups. A home warranty, doesn't tune it up, but it covers items when the tune shows issues. Imagine finding out your AC Unit (In Az) isn't working after you have someone come out and get it ready for the summer months. That could be a pricey day, but with a Home Warranty, it's a small deductible, typically under $100 and the problem is corrected. Even if it needs replacement, the warranty is going to offset that...

Every dog needs a yard to run around in - buy a house for your DogLet's face it, we spend (humans that is, in America) like Billions of Dollars a year on our four legged family members. I know we spend easily $200 a month on food, treats and toys. Regardless of my day, Dozer the Dog is always greeting me at the door, tail wag, "baby in his mouth" Nickie calls his toys "babies". He gets really excited when she comes home, you'd think she was gone for a year!To help solve this problem, I have created a large yard search, all of the houses you're going to see when you click this link, you're going to be taken to a search, where all the yards are between 7,500 and 10,000 square feet, plenty of room for our furry family friends to roam.

The residential home inspection period - Buyers inspection periodThe inspection period is ten calendar days, during this time, the buyer has the option to conduct there due diligence. You have the right to look up crime stats, look for sex offenders, school districts and more. The home inspection checks out the house and its components, it then provides a list of items in need of repair. We (buyer side) request repairs on a document referred to as the "BINSR" Buyers inspection notice, sellers response . Once this repair request is issued to the seller (listing broker) they have 5 calendar days to respond. Depending on their response, determines the outcome of this due diligence period. 1) both parties come to an agreement and the transaction continues moving towards closing 2) Seller sa...
