This graph shows the activity for the Foothills neighborhood located at the north west corner of Tatum and Bell Road in north east Phoenix. The inventory of available homes is 17 active on July 1, 2011. There were 11 homes that closed escrow in June with an average price of $100.35 per square foot. With 11 closings and 17 available homes there is just over one and half months supply of homes for sale. What is really interesting is the number of homes under contract at 32. This is relative to the time it takes to get short sales approved. ...

HOME SALES APRIL 2011 PHOENIX FOOTHILLS NEIGHBORHOOD AT TAUTM AND BELL Home closings in the Foothills neighborhood were sluggish at 4 in April 2011. However, homes going under contract and entering the Pending/AWC category shot up. There are now 26 homes in this neighborhood that have accepted an offer and are moving towards closing. Many are short sales and will keep this category high as we continue to see a market driven by short sale and REO/Foreclosure Homes. There are currently 27 homes availble for sale. This is low by historic standards. It is also low in comparison to the 26 Pending home sales, but with only 4 closings in April it represents a near 7 month supply of homes on the market. This is vey high, especially since the metro area is down to a 2.7 month supply of homes. I...
