There is a painting I have inspected and wondered about since I was a child.  It has been in various parts of the home I grew up in and has gone through a few incarnations in various frames.  It is a painting of a gate and a view of a valley with not really anything around it. The focus is the vista.  It is painted on a wooden board that has since warped. Now the slight vertical splits can be viewed from the front as well.   There is a combination of German and French writing illegibly scrawled on the back of it. I have a curious memory of my mother always taking this painting down and checking the back of it and wiping that area. A month ago on November 4, 2008, Paradise Valley special election results approved a new Special Use Permit to Five Star Development Resort Communities, L.L.C., who are the developers of The Residences at The Ritz-Carlton, Paradise Valley.  The almost 2-1 decision in favor of The Ritz, allows for the rezoning of land to build a 110 acre residential resort community in the heart of Paradise Valley and Scottsdale. Focus on Paradise Valley Housing Market | September 2008 Paradise Valley home sales hit a long time low and inventory exceeds 1,000 days. Paradise Valley is having a hard time with its stock of homes.  The total inventory of 500 active homes exceeds 1,000 days of supply.  This is extreme in any sense.  It means that sellers will have to compete fiercely for the few buyers out there.  In September there were only 15 buyers: down from 17 last month: down from 20 last year.  Pending sales are down as well to 14 from 16 last month.  This means that probably the situation won't improve in the next report. Thanks to Dan Hray of Chase Bank for this update:  Quite a few people are trying to understand why current mortgage rates are climbing despite the government's best efforts.  I believe this can be summed up in one word -- uncertainty. Here is some background: Lenders in the London Interbank Offered Rate (LIBOR) market are uncertain that counterparts will pay back loans, thus producing higher financing rates while the U.S. Federal Reserve's federal-funds target rate has been lowered to 1.5 percent. This makes mortgages less attractive to hold since most leveraged investors borrow money at or above LIBOR. There's a new Ritz Carlton proposed for Paradise Valley on the 105 acres of vacant land on the west side of Scottsdale Road running from Lincoln Boulevard to roughly Indian Bend.  WeKnowUrban followers might question why we care about a resort property in Paradise Valley.  After all, it's not very "urban."  But since it would be the closest thing to urban (if it gets built) in all of PV we think its relevant to WKU. The current plans call for 225 rooms in the hotel/resort, 161 homes on one acre lots, and patio homes.  The Paradise Valley Town Councel voted to approve the necessary special use permit but a citizens group is forcing the matter to go to public vote.   We'll know more in November.

According to a report from the Arizona State University just released , ..  Valley Cities (Phoenix, Scottsdale, Paradise Valley and other surrounding cities of Glendale, Peoria, Mesa, Tempe ,etc...) recorded a year over year price drop of 18%. In the North east region of the Valley which includes Paradise Valley and Scottsdale, prices dropped more than 10% from April of 2007. ASU real estate professor Karl Guntermann, noted that the rising amount of foreclosures was the primary factor for the "off-the-cliff drop". Last year while the rest of the Phoenix real estate market was on a clear decline, especially in the second two quarters, the luxury home market, especially in Scottsdale and Paradise Valley held steady.  That steadiness has, since the beginning of 2008 turned into a decline, especially for entry level homes in Paradise Valley. Here is the activity from the first of May 2008 to mid June. Active Homes in Paradise Valley,  453 and an average of 227 days on the market. 34 Homes are pending.  These homes have been on the market for an average of 212 days. 26 Homes sold in 45 days bringing  the inventory supply to 26 months.  The homes that sold in Paradise Valley were on the market an average of 271 days.
