Catalina State Park in Oro Valley, AZ This weekend my husband and I were able to take a little time out for a picnic and a hike, and one of the great things about Catalina State Park is location, location, location. Located just south of the intersection of Oracle and Tangerine Roads in Oro Valley, Catalina State Park has hiking, biking, birding, picnicking, camping, horseback riding, and just good ole relaxing. It was a popular place this Sunday, the parking lot was full when we arrived! After only about 30 minutes in on the trail to the Romero Pools, the views were already spectacular. "There Must Be Something Wrong With It!" I received an email forward from clients yesterday regarding a townhome found on Zillow.com that had caught their eye!  393 days on the market, the report stated.  What's key here is the report says....days on Zillow. In looking at tarmls.com, our Tucson Area Realtors Multiple Listing Service, the original listing was on the market 267 days.  The listing expired and is now back on the market at 85 days, for a total of 352 days.  Ok...so maybe a difference of 41 days in this particular incidence is not that much...but it isn't accurate, that's for sure. Yes, My House is ACTIVE on MLS, but No...I don't Want to Show It I currently have a buyer that is very interested in a particular Oro Valley Community, and has a certain price point he'd like to meet.  That price point means we need to be watching distressed sales. I have my hotsheets and alerts set up, and this weekend a wonderful short sale came up with a newly revised status change - back to ACTIVE. This was day one of the change. It was too late Saturday night to call regarding the home, so I waited until 10 a.m. Sunday morning, trying to avoid invading too much during odd hours.
