Every homeowner that puts their home on the market for sale fears their property won't sell or that if it does, it will be for less than they have invested in it. This apprehension will cloud the seller's ability to reason, which will ultimately undermine the sale. People's fears make them lose sight of realism. And that can cause them to act against their best interests. Buyers today are very nitpicky, and so sellers worry a lot about all the repairs and changes they will need to make for the sale to go through. It can be challenging for sellers to stay calm and to keep an open mind. Here are a couple tips that can help. Everyone you talk to is going to give advice on how much it should sell for and the best approach to use to sell your home. Taking too many opinions into account can r...

The Sheriff's Auxiliary Volunteers (SAV) division of the Pima County Sheriff's department has logged nearly a million hours since its inception in 1978 to make Green Valley a better place to enjoy life.   Comprised entirely of volunteers, they are a nationally recognized, award-winning organization dedicated to enhancing the quality of life in our community. In 1978, the Pima County Sheriff's Department introduced the Citizen Bear to Green Valley.  Its purpose was to facilitate the use of Citizen Band radios for communication in search operations and home visits.  Although volunteerism was in its infancy at that time, the Pima County Sheriff's Department was recognized as a national leader for its effort.  Capitalizing on the success of this program, Sheriff Dupnik decided to take volu...

Meet Gulliver, the mascot of Equine Voices Rescue & Sanctuary.  Gulliver is the voice for PMU (Pregnant Mare Urine) foals, a "by-product" of the production of hormone replacement therapy PREMARIN (PREgnant MARes urINE) and other products such as PremPRO and PremPHASE that are taken by millions of women every day.  With the news that these drugs have been medically proven to cause cancer, blood clots and other harmful medical conditions in women, Wyeth cut the production of Premarin by 50%.  Obviously this is good news for the many people harmed by these drugs.  However, what most people are not aware of is that the fallout from the production of these dangerous drugs is that there are a staggering 20,000 stallions, mares and foals without homes.  Some of them have been rescued by indiv...

The New Year started off with a bang with sales in the first part of the month significantly ahead of the same time period in 2010 but by the end of the month they had slowed and were ahead of January 2010 by only 3 sales,  52 as compared to 55 in 2011.  HOWEVER, a promising note is the fact that the average selling price in January 2011 was $162,340 as compared to $157,727 in January 2010.  Unfortunately, this represented a slight decline from the December 2010 average selling price of $168,477.  Between December 2010 and January 2011, the number of active listings in Green Valley jumped significantly from 666 to 789. AVERAGE SELLING PRICE BY MONTH FOR 2011: JANUARY 2011     $162,340     AVERAGE SELLING PRICE BY MONTH FOR 2010: JANUARY 2010 $157,727 FEBRUARY 2010 $164,601 MARCH 2010 $1...

I've seen countless homes both as a listing agent and a Buyers agent, and have to say that many, if not most, homes are not ready to be on the market.  If they were, I can assure you they wouldn't be on it for long.    How do you know if yours is ready for a quick sale? First and foremost Buyers want a move-in ready home.   This is especially true in the Green Valley, Arizona market where active seniors come to enjoy the endless days of sunshine and activities not to spend their days fixing up a home.  Offering a $5,000 allowance because you think Buyers want to choose their own carpet and paint colors may backfire.  The moment they walk into your house and see dirty, dingy walls and worn, torn carpet their first thought will be, 'what other things have the homeowners let go in the hom...

Old Tucson Studios Saturday, December 18, 2010 by Judi Monday, Your Green Valley AZ Expert Known as Arizona's Hollywood in the Desert, Old Tucson Studios was voted "Best Western Movie Set" by True West magazine, and is listed among five one-of-a-kind Tucson sites by USA Today.  The site for more than 300 film and television projects since 1939, it is one of the most active filming locations for Western-themed movies, television, cable shows and commercials in the United States. Old Tucson Studios came to life in 1939 when Columbia Pictures chose a Pima County-owned property on which to build a replica of 1860's Tucson the movie Arizona.  The $2.5 million film, starring William Holden and Jean Arthur, set a new standard of realism for Hollywood westerns, initiating the move away from stu...

If you think you can't, you won't. If you think you can, you might.  If you BELIEVE you can, you will! Do you remember when you believed in Santa Claus?  That is the kind of belief that is needed to move mountains and make whatever your heart desires come true.  It is the child like wonder that you had when you knew that Santa would not only deliver gifts to every boy and girl in the world but he would bring YOU what you wanted most.  Then the day came when someone laughed at you when you told them that you still believed in Santa Claus.  In that single moment Christmas became a little less magical and you became more "realistic" about the things you believed.  As one year draws to a close our thoughts move toward New Year's resolutions, and the things we want to accomplish in the comin...

The Spirit of Arizona Blog Series: Garden Of Gethsemane In Tucson AZ It seems fitting, with the holiday season upon us, to focus this installment of the Spirit of Arizona on what can only be described as a spiritual oasis in the midst of bustling Tucson Arizona.  Situated on the West bank of the Santa Cruz River across from the central business district and interstate, this serene site has provided a peaceful respite from the growing city surrounding it for over half a century.  Walled off from the noise and filled with lush plants and trees, this unique garden has an immediate calming effect on its visitors.  The name, Garden of Gethsemane refers to the garden where Jesus prayed before being arrested and crucified.  Dominating this peaceful spot are life size concrete statues of Christ...

A movie titled Pay It Forward, released by Warner Brothers in 2000, had a profound impact on my life.  The storyline is endearingly sweet and really quite simple but one that packs a wallop of a message. A young boy, Trevor, troubled by his mother's alcoholism and fears of his abusive but absent father, takes to heart an intriguing assignment from his new social studies teacher.   The assignment: think of something to change the world and put it into action. Trevor conjures the notion of paying a favor not back, but forward--repaying good deeds not with payback, but with new good deeds done to three new people.  His efforts to make good on his idea bring a revolution not only in the lives of himself, his mother and his physically and emotionally scarred teacher, but in those of an ever-...

The Spirit of Arizona Blog Series:  DeGrazia Gallery In The Sun  Known today as the "Legendary Landmark Of Art and Architecture", DeGrazia Galley In Sun began as a small construction project in the early 1950s. Designed and built by the acclaimed Arizona artist, Ted DeGrazia, who developed his "Gallery In The Sun" into a 10-acre National Historic District.  DeGrazia believed "my best painting is the next one.  I haven't painted it yet.  I am only in competition with myself and that's tough, because I believe that each thing I do must be better in some way than the last".  While that may have been the case with his works of art, the heritage he left behind in his biggest creation, the gallery, is truly a masterpiece that has no equal.  Following a regional tradition of building a chapel ...
