Recently I had the good fortune to work with a higher-end and well-educated Buyer.  It turned out to be quite an enlightening process and that experience is the inspiration for this blog.  My first "introduction" to this Buyer was via an email they sent to me after viewing my profile on Trulia.com.  We worked together for about 3 months before I met them in person to show them homes.  Within 4 hours we were sitting down to write an offer on a $425,000 home.  By that evening they were under contract.  This alone should convince even those of you who are still on the fence about the power of the Internet in the real estate process.  What I learned during that 3 month period of "showing" them homes on the Internet was invaluable.  Sellers, pay attention!  By the time they arrived in Green ...

Friday, July 02, 2010 by Judi Monday, Your Green Valley AZ Expert Typical for this time of the year, the weather hit the century mark plus and the number of sales cooled down, dropping from 84 in May to 55 in June.  On a year to year comparison, sales remained relatively stable in the month of June, with 55 closed transactions as compared to 57 in June of 2009.   The average sales price continues to trail last year at $165,334 YTD in 2010 as compared to $185,243 YTD in 2009.  The good news is that the average YTD selling price increased from $162,135 in May to $165,334.  This means that for the 3rd straight month the average selling price has remained stable and this month it even showed a slight increase.  The number of active listings remained stable at 794 in June.  Also encouraging ...

On a year to year comparison, sales remained strong in the month of May, with 84 closed transactions as compared to 66 in May of 2009.  However sales did their traditional seasonal dip this month with a 50% drop from 127 closed transations in April 2010.  The average sales price continues to trail last year at $162, 135 YD in 2010 as compared to $185,243 YTD in 2009.  On a somewhat positive note there were 794 Active Listings in the Green Valley area at the end of May 2010 as compared to 856 at the end of May 2009.   Average list price remained dipped slightly to $248,779 as compared to  $253,239 in April. After the rain yesterday, today was just perfect for a picnic.  My Darlin' and I headed south to Madera Canyon.  Just east of the town of Green Valley, AZ, it's part of the Coronado National Forest, and a haven for all sorts of birds, and especially hummingbirds.  Right now the red flames (right) on the end of our desert ocotillos provide food for hummers migrating north.  There is a beautiful little gift shop halfway up the canyon, and that's where I captured a photo of this little hummingbird. You wouldn't think to find this cottage near Tucson.  It looks more like something you would find in the European Alps. The city of Tucson has a program called "Tucson Will Surprise You!"  It's true.  There are hidden gems in and around this 1,000,000 plus population that you just wouldn't expect.  But I digress... I hiked in Madera Canyon yesterday afternoon, driving out from the trailhead at sunset.  The cottage in the photo is halfway up the canyon toward the trailhead, and although it's usually open, this July 4th weekend must have been an owner's holiday. The sign said OPEN RANGE.  They weren't kidding.  There's an old cabin at about 6,000' elevation on Magee Ranch Road, west of Green Valley on a patent mine claim, land that's been in the Magee family for five generations.  The only access to the road is on foot, unless you have a key to the gate.  I don't. I hiked in today because I've never written a real estate post about land that's been in the same family for five generations, and I knew you would enjoy reading about it.  The cemetery on the right hand side of the dirt road is the first thing you see.  I unlatched the gate and spent half an hour reading the gravestones.  (Epitaphs on gravestones are one of my favorite things.) Well, since we are closing in on another wonderful day of celebration of our independenceand the birth of freedom for our country, we wish all of you the best for this 4th of July,2008.
