So I get a letter in the mail yesterday confirming a zip code split for Goodyear.  As of July 5th of this year, the area encompassing Goodyear city limits north of the I-10 will have a new zip code: 85395, whereas the areas south of the TEN will continue to remain 85338.  I just moved in August and now I need to call everyone to update my address once again!  Oye ve!!!  But for you procastinators don't be alarmed...apparently the post office will still deliver to 85338 for up to one year...but you know what, why push it?Cheers,Uzi HusainArizona Realtor, serving Goodyear & The Phoenix metropolitan area

I have a listing appointment in 2 hours in Goodyear, AZ..The seller has told me that another agent was there and told them to list for $269,900. I've run a CMA. No comparable house has sold for over $250,000. We are in a declining market. I've got to tell the sellers that they should list for just under $250,000 and that I won't do it for 5%.I feel pretty good about it. I have a killer presentation package that will show them that NO one has EVER received the $269,900 price in that subdivision of almost 700 homes.I hope to show that my experience and performance show that I perform. That he should measure the other agent's credibility against mine.Wish me luck, I'll post what happens after I get back.

I did an OPEN HOUSE yesterday in Goodyear, Az for 5 hours and got 1 visitor.While I was prepared for more than 1 visitor, I did take my laptop and got a lot of work done that would have kept my working late into the night otherwise.The 1 visitor I got was especially noteworthy. I had been looking at my watch and I was going to leave at 3 p.m. Then I thought maybe I'll leave 20 min early since no one had come by. This visitor arrived at precisely 3 p.m.I would have missed them if I had left earlier. They weren't ready to buy, have a condo lease until Nov-Dec. But they want a house like the one I was showing and in the same school district. I now have them signed up to give them house by e-mail in their area of interest. I'll send them a few to see, than followup and fine tune our search,...

I'm from Maryland, transplanted to the Phoenix area in 1975. I've grown to love the food of the southwest. Almost anything is better with some green chili on it.I am struggling with a Spanish language class but that just helps, it doesn't solve the problem of working with Spanish only clients.On my listings, I hang a rider that says, in Spanish, if you want to deal in Spanish, call Hilda at xxxxxxx. Hilda is a Spanish speaker and she works with these referred clients, giving me a 25% referral.I don't lose the client, the client gets great service, and Hilda likes the referrals.

SINGLE FAMILY DETACHED HOMES:Goodyear, AZ, like most of the Phoenix metropolitan area has had a high inventory of homes with sluggish sales.Checking the numbers today, I found 1,232 Active listings, with 129 Pending sales, and 82 Closed in the last 30 days. This seems to imply that about 1/3 of the contracts will not close.I'm also amazed that 237 of the Active listings came on the market in the last 30 days. That's a ratio of 3 new listings for every sold listing. The inventory is certainly not shrinking here in Goodyear.

The city of Goodyear proposed the City Center in 1988.  After 18 years the general plan for the 1.7million sqft. development has been finally approved.  While it may still take a couple of years to completely materialize, residents can expect a pedestrian friendly environment.  The location is near Yuma Road and Estrella Parkway.  Some of the amenities will include a library, civic, retail, restaurant and community space along with cultural venues such as a performing arts center and the City's administrative buildings.  Cheers,Uzi HusainArizona Realtor, serving Goodyear & The Phoenix metropolitan area

While new home sub-divisions are still springing up in Goodyear, and will continue to do so, retail and commercial growth is equally thriving and poised to do so for the next couple of  years.  From WESTCORs Estrella Falls shopping mall to new restaurants, furniture stores, and other retail and power centers.  According to an article from the Spring/Summer 2007 edition of Vista, published by the West Valley View, Goodyear has approx. 5 million square feet of retail space in the plannings to materialize over the next 2 - 3 years.  Some big name giants such as Babie's R Us, Circuit City, Sports Chalet, Mervyn's, Ethan Allan, Design Source, BJ's Brewery and P.F. Great place to meet people. I just got home from the Southwest Valley Chamber of Commerce (Goodyear, Avondale, Litchfield Park, Tolleson) monthly mixer. Monthly a member has an 'open house' at their business and provides light eats and drinks. Tonight a local glass & mirror company had staek dinner for about 150 of our closest friends!!!I met and conversed with several new (to me) people and have arranged to do a small service for one who wants to monitor home prices in their neighborhood.Got exposure, got a lead, got a steak dinner. Yup. It was worth it- good 2 hours. I've been a member since 1984.

Goodyear, AZ has just opened their new splash pad in the Goodyear community park. Parents are going to enjoy sitting in the shade while the kids get soaked in the splash pads features.The 3,200 square foot area will have geysers in the ground, spray cannons, various water jets, spray loops, and "fumbling water buckets". It sounds like a good place to get wet and have some fun. The new park attraction is located right behind the firehouse at  3151 N Litchfield Rd.

I'm so psyched by the Phoenix Suns win today that I just wanted to let everyone know (well at least those who don't) that the city of Goodyear, az will soon be home to the Cleaveland Indians spring training facility.  Yes I know the Indians are baseball and not basketball but that's not the point.I'll keep you updated on construction, pictures, etc. as the development breaks ground and takes off.  Meanwhile, the next time you're near Estrella Parkway and Yuma, breathe in the sights because it's going to rapidly change and in my humble opinion for the better.Close to the upcoming Westcor, Estrella Falls Mall and the Goodyear City Center, the area will soon see massive commercial development including hotels, restaurants and retail.Cheers,Uzi HusainArizona Realtor, serving Goodyear & The ...

The fahrenheit scale is heating up, as it typically does in the month of May and residents all over the valley are gearing up to cool off by taking dips in their pools.  For Goodyear residents not lucky enough to have a pool in their backyard, don't worry, The Goodyear pool on 430 E. Just had a listing appointment with a man in one of my farm areas. He had listed with a competitor for 4 months and had let it expire. List was for $193,900.I had run comps and I had the same model house 2 blocks away listed at $184,900 that wasn't seeing much activity. I told new prospect that $183,500 was as high as I would list it. he tried for $189,000 (nope!) then 187,000 (nope again). Said he couldn't go below $185,000. I told him I could find hime someone to list it for that, in fact his last agent would probably do so. And I began packing up my papers.I almost didn't hear him at first, he spoke so low. Got a call this evening from one of my farm areas. Man cancelled a listing with another company, wants me to sell his house. I got some details, made a 3pm appt for tomorrow.Research shows:House at $193,900 when cancelled, on market 131 days. Five sold in last 2 months, average $181,975 plus 1 with a pool for $193,500. One went into pending last 30 days listed at $184,900.I'll list IF under $185,000 with an agreement to lower $2,000 in 2 weeks if no showings.$193,500? Pleasant dreams!!!!!!!!!!!!!!
