I love selling dirt here in Mohave County, Golden Valley, AZ. Now the question of why I love selling dirt is one I can easily answer.First, selling dirt is much easier than selling or listing residential properties. Usually, only three (3) trips to the vacant land parcel are required. One to physically visit the property to see if I wish to list it and take photos. Second to return to vacant land parcel and place the sign on the property along with directional signs to the property. Third to remove the signs.Second, the paperwork is far less than selling residential properties. Usually there are no inspections unless the property is improved with septic or well or some outbuilding. Confirming permits is an easy email to the county. Another email to the County Flood Department is also ea...

Real estate agents and REALTORS® wear different hats. For me being located here in the high desert of Mohave County, AZ, the image of a 10 gallon hat came to mind. Not only is that hat very large, the hat becomes heavier as the relationship between myself and the clients continues to grow. Then when an offer is accepted, more items are added to the hat and soon it is so heavy I feel it may crush me with its weight. Here are some of the items though not necessarily all: Completing real estate purchase contract and all necessary addenda from septic to well to homeowner’s association to contingency to …. Coordinating schedules with all inspectors, home, termite, solar, well, etc., as well as ensuring clients may the necessary payments Securing all additional documents if not already provided...

When selling a home, many states require real estate property disclosure. This requirement usually happens because of lawsuits where the sellers failed to disclose known property defects or what are also identified as known material facts. In AZ, the AZ Association of REALTORS® has a copyrighted, eight page disclosure document that has been approved by lawyers. This document, Seller's Property Disclosure Statement (for homes) or Vacant Land Seller's Property Disclosure Statement   is alignment with current state statues as well as outcomes from past lawsuits.Years ago, I had the opportunity to list a manufactured home. This residential listing opportunity was a referral from a friend, now a client as well. After touring both inside the home and outside the property, I asked if there was a...

I love selling dirt (vacant land)or residential properties on acreage here in NW Mohave County, AZ from Yucca, to Golden Valley, to Kingman, to White Hills and places in between. However working with first time home buyers, retiring Veterans or those looking to relocate for their own personal reasons is always enjoyable and interesting as these buyers finally discover their first home or that next home. Many buyers want a fixer upper that requires some tender loving care (TL), but not that much beyond their own talents and budget. Then others look for a home that meets their basic needs and if they receive a few extra "wants," these buyers are more than happy. For many, these buyers want a move in ready house. With low inventory here in Golden Valley, AZ house hunting can become quite a c...

Living here in the high desert of  Golden Valley, AZ as well as Mohave County, AZ, I have had the opportunity often to drive the road not taken.  Often these roads are single lane dirt roads and sometimes they are more like cow trails. This is why I always tell people DO NOT FOLLOW GPS.By traveling a road not taken allows me to further understand the high desert, come across a variety of plant life along with some interesting creatures besides the bovine and wild burros.I believe one must know the area where one sells properties. And to be honest, being from the Midwest (the flatlands), going up and down high hills on a single lane dirt road has been quite often scary.  Even though I have been traveling the "road not taken" for some time, I am still not 100% comfortable driving many of ...

Clouds create such imaginative thoughts and images. Is it a bird, a plane or what?Years ago, there was a song by Joni Mitchell entitled “Both Sides Now” which was about clouds as obstacles to seeing the sun. However, by looking at clouds from both sides, a different perspective emerges. At the recent 2024 Grammy's Joni sang this song and received a standing ovation. How often in life when we look at something from a different perspective we have a change of thought or even a change of heart in living every day? Possibly these two refrains sums up life:Oh, but now old friends they're acting strange And they shake their heads and they tell me that I've changed Well something's lost, but something's gained In living every day I’ve looked at life from both sides nowFrom win and lose and sti...

Yesterday I received an award from the AZ Association of REALTORS®. This award is given annually to those REALTORS® who achieve 36 hours of continuing education each year. Since the inception of this award, I have earned it every year.Yes, attending continuing education classes are an investment of time and dollars.Yes there is knowledge given. What some fail to realize the amount of worth within those classes.  The worth is not just knowledge, but also connecting with other agents throughout the state. From that worth, a real estate agent realizes the value of that worth respective to the fees they charge and/or receive.Let me share my most recent story which explains why time and knowledge equal worth equal fees. Here in Golden Valley, AZ there are considerable off grid vacant land prop...

The work week has started for many with great or not so great anticipation as to how the week will unfold.Do you know the word origin of this word? Again, like many other words in the English language, this word has Latin roots and literally means:Taking into possession beforehandThink about that for a moment. What will motivate you to take possession of before you receive it?  By this original definition, anticipation is truly a positive word as few people want to take possession beforehand of any negative actions or results.Maybe this song may take you back or propel you forward?Feature Photo of Sun Rising Over the Hualapais Mountains Mohave County, Golden Valley, AZ Courtesy of Leanne M Smith taken at 7:30am on 2/5/2024Any reproduction of Leanne M Smith’s blog for use by any AI or GA...

For the last several days I have been working with new out of state buyers who have lived in a particular state for over 20 years and said directly “We gotta get out of this place” or indirectly. Their words have been echoed by most of my out of state buyers.Currently, I have a buyer under contract from the same state. This morning, he just sent me a text again telling me he can’t wait to “get out of this place.”There are many reasons why people relocate from one area to another or one state to another. We relocated for three reasons:#1 - To be closer to our youngest grandchild#2 - We were tired of shoveling snow  #3 - Husband did not like what was happening in NW INOther reasons for relocation may include: A new job or job transfer Remote working availability First time home buyers Dow...

This morning the clouds were moving ever so slowly and yet revealed their colors and the possibilities of the day to come.  How often do we ignore the possibilities of what are around us because we are so busy in worrying about things we have no control over? The possibilities are numerous once we decide to act and not react. George Bernard ShawProbable impossibilities are to be preferred to improbable possibilities. AristotleThe future belongs to those who see possibilities before they become obvious. John SculleyWe have more possibilities available in each moment than we realize. Thich Nhat HanhThe only limits to the possibilities in your life tomorrow are the buts you use today. The sun setting over the Black Mountains here in Golden Valley, AZ (Mohave County, AZ) is simply stunning. With vibrant colors of reds, yellows, blues and purples, often the sky looks like a Van Gogh original. One can actually imagine Van Gogh feverishly at work with this wide brush strokes and bold colors.Stunning sunsets as well as sunrises over the Black and Hualapai mountains make living here in Golden Valley or Kingman, AZ unique. One never knows what to expect except the unexpected. What does it mean to be resolute? The Merriam-Webster Online Dictionary has as its first definition “marked by firm determination: RESOLVED” and the second definition is “BOLD, STEADY.”With all the angst in our industry coupled with the 2024 economic predictions, real estate agents as well as sellers and buyer must have “firm determination” as they move forward into 2024.This begs the question of how to be resolute with so many challenges, obstacles, call them what you will in front of us?For me, in my corporate sales experience, I weathered through the gas lines under Jimmy Carter and the mortgage interest rates of 10% and higher. As a single parent, I had a plan, and worked that plan. Today is no different. I have a plan with daily goals (think lists) to be accomplished. So far my fir...

Four month old Phantom entered his first competition in Clairmont, California this weekend at The Rare Breed Association (ARBA) Dog Show. Phantom is a Cane ( pronounced "connie") Corso and is following in his sire's footsteps, Scandifio's Nino, a great champion with purebred Italian bloodlines. Phantom won (3) 1st Place Puppy, (3) 1st Place Best of Breed Junior Puppy and (3) Best of Breed! We are all so proud of him. He is a great addition to our family and we love him dearly. He is so gentle and full of love. He will grow to be approximately 140 lbs. of Love to be exact. As you can see by the picture below, Phantom and my grandson, Micah, had a Big Day.

Billy the Kid & Jesse James I knew when I moved from the city limits to the rural unincorporated valley I'd be in trouble! The cat limit in the city is three and I was always hiding at least one or two. BUT NOW? I have a total of 11, yes, that's E-L-E-V-E-N cats and kitties. That's not bad, REALLY! Two weeks ago I was up to 19 but I have since found homes for some of these precious bundles of fur and purr. Miss Kitty & her babies Amos & Andy and  Bert & Ernie  Laurel & Hardy Johnny Cat This is part of thier kitty room. YES they have their own room! Not pictured: Sam, Abby, Rudy, Lucie & Lillie.  If ever you are in my neighborhood and would love a new companion call 928-542-1734 and I'll give you directions. All of my furry friends receive thier shots and are spayed or neutered. They ar...

WOW! $3.45 a gallon here today. With my Maverick card that's another 4 cents a gallon discount! Haven't seen $3.41 a gallon here in Arizona for quite a while. How are prices in your area? I just came back from a short hiatis to California and the lowest I found around the Ventura area was $3.85. Thought I'd share some pictures of our newest business makeover in the valley, The Maverick General Store and Gas Station. They tore down the small outdated building this past fall and for our little community the Maverick is now  a very delightful and refreshing little market and place to fill up the tank with very competive fuel prices. It  has one of the new RedBox DVD Rental Boxes out front. If you are not familar with RedBox you can rent all the movies you want for 99 cents a day. Believe...

A massive wind generating farm will be built in the Griffith area in Golden Valley just southwest of Kingman and not far from the Shinrump off ramp on the east side of I-40. Construction of the area’s first wind farm is set for October, planting 15, 200-foot turbines. The turbines have 125-foot blades. The 15 turbines are estimated to produce 15 megawatts of energy, enough to power 7,500 homes. The site is located approximately 1-1/2 miles east of the McConnico/Interstate 40 interchange. The project is expected to benefit the local economy by an estimated $5-$10 million through local services like equipment rental, food, lodging, hardware and material purchases, and generate $150,000 in property taxes.
