Anthem, AZ Real Estate Market Report - Aug. 2017

The Anthem real estate market continued to cool off in August. The total number of homes sold fell off 23% from July, and was down 18% from August 2016. There was some good news in that the average sale price increased 2% over July but remained the same year over year. The 12 month moving average continues to remain flat month over month and is now up 3% from last year. The price per square foot was up 2% from July and was up 3% year over year. The days on market decreased, now standing at 53 days, down 28% from July and down 35% from August 2016. So the homes that ARE selling are selling fairly fast. The burn rate, (or homes under contract versus homes on the market) is now about 2.59 month’s supply, edging back toward a seller's market. There are now 154 homes on the market in...
