 The Anthem real estate market continued to cool off in August. The total number of homes sold fell off 23% from July, and was down 18% from August 2016.  There was some good news in that  the average sale price increased 2% over July but remained the same year over year.  The 12 month moving average continues to remain flat month over month and is now up 3% from last year.  The price per square foot was up 2% from July and was up 3% year over year.  The days on market decreased, now standing at 53 days, down 28% from July and down 35% from August 2016. So the homes that ARE selling are selling fairly fast.  The burn rate, (or homes under contract versus homes on the market) is now about 2.59 month’s supply, edging back toward a seller's market.  There are now 154 homes on the market in...

Although we no longer see the levels of Short Sales that we did a few years ago in Anthem, Notices of Default continue to be issued, meaning that yet another Anthem property is on the path towards foreclosure at auction on the courthouse steps. Suzanne and I wonder why the owners would allow the property to go to foreclosure, rather than investigate alternatives that may be mutually beneficial to themselves and their lenders. Not all properties heading for foreclosure are necessarily "under water" - which theoretically means they could be sold via a "traditional" sale rather than a "short sale" - but circumstances may mean there are other liens attached or other factors that inhibit or prevent the owners from selling the property - whether or not it's a short sale. Short Sales are "regu...

 The Villas  real estate market cooled remained on an even keel through July. 2 homes closed escrow in The Villas in July, the same as in June and the same as last July.   The average sale price for the homes sold in July dipped a little versus June , down 2%, but up 3% over last July.   There are currently 3 homes on the market in The Villas at this time.  However, there are 7 under contract, whcih bodes well for August's market report.  The Anthem Parkside real estate market retreated a bit in July. Home sales decreased by 5% versus June but was up 53% year over year.  The average sale price fell slightly too, down 2% versus June but up 8% over July 2016. The average price per square foot dipped too, 3% less than June, but up 2% year over year for the Parkside. The average days on market decreased 6% year over year but was up 11% from June. The inventory of homes on the market is at a 2.36 month’s supply, still a strong seller’s market. The Anthem Country Club real estate market pulled back dramatically in July. The total number of homes sold in the Country Club decreased from June, down 38%,  however it was up 38% over an anemic July 2016.  The average sale price decreased in July, and was up year over year by 19%. The price per square foot decreased 6% from June and fell 2% year over year.  The days on market jumped 24% versus June and was up 18% year over year. The burn rate, (or homes under contract versus homes on the market) is now 3.81 month’s supply, edging back toward a buyer's market. The total number of homes sold fell off 12% from June, but was up 47% from July 2016.  Good news was the average sale price increased 5% over June and was up 9% year over year.  The 12 month moving average continues to remain flat month over month and is now up 4% from last year.  The price per square foot declined 5% from June and was flat year over year. Again, the decline in the price per square foot could be attributed to larger homes selling, which usually have a lower price per square foot. The days on market increased, now standing at 74 days, up 9% from June and up 1% from July 2016. The burn rate, (or homes under contract versus homes on the market) is now about 2.95 month’s supply,  just about a balanced market.  ...

  While the Short Sale days of the previous decade are for the most part behind us, the reality is that there are still hundreds of homes "under water" in Arizona.   While it's true that not every property facing foreclosure in Anthem is "under water", may of them are, and unfortunately many homeowners still don't understand that the likelihood is they will be far better off doing a Short Sale of their Anthem home than allowing their Anthem home to be sold at auction on the courthouse steps!    Short Sales are "regular resales" with one big difference.     Your lender(s) must agree to accept less than the amount(s) owed on your loan(s).   While there are many details regarding Short Sale Seller financial circumstances and the hardship they face, the bottom line is that most lenders pref...
