 Sales fell off while prices increased in the Anthem real estate market during September.  The total number of homes sold decreased 11% versus August, but was up 4% over September 2017.  The average sale price in September was up 1% over August and was up 23% over September 2017.  The price per square foot was virtually the same as August but was up 8% year over year.  And the 12 month moving average ($349,368) was up 2% over August, now up 9% from last year.  Days on market increased, now standing at 81 days, up 19% versus August and up 16% from September 2017. The Villas real estate market slumped in August. Only 1 home closed escrow in The Villas during the month, 2 less than June. There are currently 3 homes on the market in The Villas.  However, there are no homes currently under contract.  The Anthem Parkside real estate market broke through its ceiling in August, ending a streak of stagnation over the past several months. Both activity and prices rose. Home sales increased 5% from July and were up 28% year over year.  The average sale price increased 8% versus July and was up 3% over August 2017.  The average price per square foot remained the same versus July, but was up 5% year over year for the Parkside. The average days on market remained the same compared to July but was up 17% versus August 2017. The inventory of homes on the market is at a 2.35 month’s supply, still marking a strong seller's market. For the first time in a while both sales activity and prices increased in the Anthem real estate market during August.  The total number of homes sold increased 6% over July, but was down 7% from August 2017.  The average sale price in August was up 11% over July and was up 15% from August 2017.  The price per square foot was down 1% versus July but was up 9% year over year.  And the 12 month moving average ($343,301) was up 1% over July, now up 7% from last year.  Days on market increased, now standing at 68 days, down 3% versus July and down 8% from August 2017. Has the Anthem Parkside real estate market hit a ceiling? For the past several month home prices, both month to month and the 12 month moving average, have stagnated a bit. And the highest priced sales have remained in the $580,000 range over the past 6 months. During July home sales decreased 5% from June and were down 17% year over year.  The average sale price decreased 4% versus June and was up slightly, 1% over July 2017.  The average price per square foot decreased 1% from June, but was up 8% year over year for the Parkside. The average days on market increased 15% versus June and was up 2% versus July 2017. The total number of homes sold in the Country Club was up 11% versus June and July 2017.  The average sale price fell by 4% versue June, and was the same as July 2017. The price per square foot also decreased 5% from June but was up 7% year over year.  The days on market dropped 9% versus June, and was down 30% year over year. The burn rate, (or homes under contract versus homes on the market) is now 3.43 month’s supply, still a buyer's market. Home sales increased 9% from May but were down 18% year over year.  The average sale price increased 4% versus May and was up 4% over June 2017.  The average price per square foot increased 1% from May, and was up 6% year over year for the Parkside. The average days on market increased 8% versus May and was down 2% versus June 2017. The inventory of homes on the market is at a 2.44 month’s supply, still marking a strong seller's market. The total number of homes sold in the Country Club was down 28% versus May,  and down 38% versus June 2017.  The average sale price fell by 6% against May, but was up 3% year over year. The price per square foot also decreased 1% from May and was up 6% year over year as well.  The days on market jumped 36% over May, but was down 5% year over year. The burn rate, (or homes under contract versus homes on the market) is now 4.59 month’s supply, still a buyer's market. Activity and prices ticked down a little in the Anthem real estate market through June.  The total number of homes sold slipped 5% from May, and was down 25% from June 2017.  The average sale price in June was down 1% versus May and was up 2% from June 2017.  The price per square foot increased by 1% versus May and was up 5% year over year.  The 12 month moving average ($338,616) was flat month over month and is now up 6% from last year.  Days on market decreased, now standing at 65 days, up 14% versus May and down 4% from June 2017. Home sales increased 8% from April and were up 20% year over year.  The average sale price was down 4% versus April and up 6% over May 2017.  The average price per square foot decreased 2% from April, and was up 4% year over year for the Parkside. The average days on market decreased 28% versus April and was down 25% over May 2017. The inventory of homes on the market is at a 2.44 month’s supply, still marking a strong seller's market. The total number of homes sold in the Country Club was up 14% over April,  and up 4% versus May 2017.  The average sale price increased by 26% versus April, and up 12% year over year. The price per square foot also increased 10% from April and was up 3% year over year as well.  The days on market decreased 13% over April, and was down 30% year over year. The burn rate, (or homes under contract versus homes on the market) is now 4.07 month’s supply, still a buyer's market. The Anthem real estate market picked back up in May.  The total number of homes sold increased by 9% over April, and was up 5% from May 2017.  The average sale price of homes that sold in May was up 6% over April and was up 8% from May 2017.  The price per square foot also increased by 3% versus April but was up 2% year over year.  The 12 month moving average ($338,050) increased 1% month over month and is up 7% from last year.  Days on market decreased, now standing at 57 days, down 17% versus April and down 27% from May 2017. The total number of homes sold in the Country Club fell off down 41% versus March,  and down 19% from April 2017.  The average sale price decreased by 25% versus March, and was down 15% year over year. The price per square foot also decreased 7% from March and was down 7% year over year as well.  The days on market decreased 11% over March, and up 29% year over year. The burn rate, (or homes under contract versus homes on the market) is now 4.44 month’s supply, still a buyer's market.
