Home sales dipped, but prices rose a bit in the Anthem Parkside real estate market during January. Sales decreased 14% from December but were up 7% year over year.  The average sale price increased 3% versus December and was up 22% versus January 2018.  The average price per square foot decreased 6% from December, and was down 4% year over year for the Parkside. The average days on market remained the same relative to December but was up 28% versus Janury 2018. The inventory of homes on the market is at a 2.05 month’s supply, still a seller's market. The 12 month moving average, $322,050 is up 7% from last year; showing the first significant increase in several months.   Home sales were up a bit but prices were flat in the Anthem real estate market during January.  The total number of homes sold was but was up 9% versus December and up 20% year over year.  The average sale price in January was flat versus December and slightly less than January 2018.  The price per square foot decreased 2% versus December and was up 4% year over year. The 12 month moving average ($348,902) was also flat versus in December, and is up 4% from last year.  The days on market rose to 75, up 10% versus December and up 6% from January 2018. For those unfamiliar with Pickleball it is the fastest growing sport in the U.S.  It's basically miniaturized tennis and can be played in both singles and doubles format like tennis.  Instead of a racket Pickleballers use paddles and the ball is a multi-holed plastic "Whiffle Ball".  Surprise, AZ is considered the "Pickleball Capital of the World" now.  It is a sport that is attractive to all age levels and capabilities. Go to the official Pickleball site for more information.

Home sales ticked down again, while prices rose a bit in the Anthem Parkside real estate market during December. Sales decreased 5% from November and dropped 5% year over year as well.  The average sale price increased 8% versus November and was up 2% versus December 2017.  The average price per square foot decreased 1% from November, but was up 8% year over year for the Parkside. The average days on market fell 9% compared to November and was down 12% versus December 2017. The inventory of homes on the market is at a 2.60 month’s supply, still a seller's market.  Kind of a mixed bag in the Anthem Country Club real estate market during December. The total number of homes sold in the Country Club was up 27% versus November and up 46% from December 2017,  breaking a 3 month skid. The average sale price increased by 2% from November, but was down 6% from December 2017. The price per square foot also rose 4% from November and was up 3% year over year. But more importantly for the fourth month in a row the 12 month moving average slipped, now at $430,256, down .5% from November and up 4% from December 2017.  Home sales were flat and prices rose for the first time in three months in the Anthem real estate market during December.  The total number of homes sold was identical to November, but was up 10% versus December 2017.  The average sale price in December was up 5% from November and virtually the same as December 2017.  The price per square foot increased 1% versus November and was up 7% year over year. The 12 month moving average ($348,647) was also flat versus in November, and is up 7% from last year.  The days on market dropped to 68, down 8% versus November and down 4% from December 2017. Sales decreased 14% from October and dropped 3% year over year.  The average sale price decreased 12% versus October and was down 6% versus November 2017.  The average price per square foot also decreased 1% from October, but was up 12% year over year for the Parkside. The average days on market increased 35% compared to October but was down 12% versus November 2017. Prices rose but sales activity slipped in the Anthem Country Club real estate market during November. The total number of homes sold in the Country Club was down 6% versus October and was down 12% from Noveber 2017.  Marking 3 months in row of declining home sales. The average sale price increased by 5% from October, but was down 22% from November 2017. The price per square foot also fell 3% from October but was up 4% year over year. But more importantly for the third month in a row the 12 month moving average slipped now at $432,032, down 2% from October and up 6% from November 2017.  Sales activity and prices dropped in the Anthem real estate market during October.  The total number of homes sold plumetted 24% from September, and was down 22% versus October 2017.  The average sale price in October was down 6% from September but was up 4% over October 2017.  The price per square foot increased 4% versus September and was up 9% year over year.  The increase in price per square foot coupled with the lower average sale price tells us that smaller homes made up the predominace of the sales during October.  The 12 month moving average ($351,290) was up 1% over September, and is up 9% from last year.  The days on market dropped as well to 60, down 26% versus September and down 28% from October 2017.
