As I am an early riser, usually between 4:30am and 5:00am, I have the good fortune to appreciate the early morning sunrises over the Hualapais Mountains here in Golden Valley, AZ. Well another set of tires bit the dust and dust is an appropriate word. Northwest AZ has a lot of dust, dirt. I don't think Queen in this song, Another One Bites the Dust, was singing about tires. This month my annual replacement of tires for my 4x4 Ford Ranger again was realized. Traveling the dirt roads here in Golden Valley, AZ, Kingman, Chloride, Dolan Springs, Meadview, White Hills and Yucca do take a toll on tires.  Between the ruts, the rocks, vegetation (lots of large sharp thorns) and the sandy washes, the tires do take a beating and they do keep ticking for a year.Each time I buy new tires, I do buy the tire warranty that runs about $20 a tire. This warranty will repair flat tires at no charge and replace tires that need replacing for whatever the reason.  My $2,500 truck main...

Listing rural land from vacant parcels (also what I call dirt) to ranches does demand boots on the ground.  Without physically walking the property, understanding the topography, knowing the road access, leaves the seller at a competitive disadvantage (promotion of his, her or their real estate property) and a buyer in potential harms way.Some real estate agents market their services to rural land areas, but often fail to engage in boots on the ground.  I have had agents who say they understand dirt, but don’t read the MLS directions and are intimidated by the dirt roads that are often more like cow trails with ruts to sandy washes. One day this past week I toured two parcels owned by the same seller. Living here in NW Arizona and coming from the Midwest, we were accustomed to deer, opossums, ground hogs, skunks, raccoons, beavers just to mention a few of the many critters that lived in the woods behind our home.  Deer were probably the most present and the animals to be most cautious about.  One time driving in the city limits of Valparaiso, IN, a deer jumped across the hood of my vehicle.  Deer do come out of nowhere and are very quick. Also, visiting the family farm in NW WI, I was aware of deer.  Thankfully in all my years of driving, I never hit a deer.Now in Mohave County we have coyotes, jack rabbits, desert tortoises, wild burros and cattle.
