Hot Springs has been experiencing some really unusual weather for this time of year.  Up until a few weeks ago, we were enjoying a really mild summer with plenty of rain and moderate temperatures around 70 - 90 degrees.  Last week, the temperature rose to around 106, and the weather forecast shows that the we can expect those temperatures again this week with no rain.  This is extremely unusual for our area!  It seems that Al Gore may be right about all this talk on "Global Warming", huh?!

Hot Springs was filled with tons of visitors last weekend with almost every hotel room booked up.  The largest fishing tournament in Arkansas' history was held last weekend on Lake Ouachita.  There were 61,976 fans who attended the 2007 Forrest Wood Cup.  Scott Suggs of Bryant, Arkansas became an instant millionaire as the bass fishing tournament winner.  Be sure to watch "FLW Outdoors" on FSN September 23 and September 30 at 10:00 a.m. to relive the excitement!

So Hot Springs is still plugging along.We don't really listen to the national market, and thats fine with me.  I do follow the trends, and know that we have seen some "slow-down," but really there are still buyers and sellers who want and or need to do Real Estate.  Although this looks to be short-term, having some good marketing tools in place should alleviate any drop off in business.  In my opinion there is an abundance of agents in the local area and maybe a downturn in the market will shake things up in that department.  Land sales are still strong, commercial development is still moving very well, as several major companies are opening stores in the area, and local commercial business is still strong.  Residential sales are off slightly compared to this time last year, but overall...

So, I've grown up in real estate, and watched our local market flounder and flourish.  I've watched interest rates rise and fall, lake home prices skyrocket, condos galore spring up all around, commercial building everywhere you look, just overall growth in every aspect of our local market.  It's truly amazing to see just how much this town has changed in the last 10 years alone!  This sleeply little town in on the verge of exploding.  The future of Hot Springs is bright...there are things in the works here that we can't mention just yet, but watch out!  It's going to get exciting around here!Yet country wide this "scare" of the bottom falling out and new construction going flat...hasn't really affected our market.  People still buy and sell real estate.  It's just like the stock market...

The celebration for 4th of July started early in Hot Springs.  Lots of tourists started rolling in last weekend, and they are still coming.  With all of the fireworks shows, the fun on the lakes, and plenty of other activities to do . . . It looks like it's a great time to buy a home on Lake Hamilton in Hot Springs now!  For the past several years, we have watched the prices continously go up for a home on Lake Hamilton, and buyers that "remember when" have been in sticker shot for quite some time.  Then developers began to buy up any large piece of property on the lake that they could find available to build lakefront homes and condominiums.  Now, it seems that prices are starting to level out due to the overabundance of lakefront homes available.
