Today I met a nice lady that lives up the street. She asked me if I knew the previous owners of her home. A young woman had come to a yard sale while visiting from California. Once a child here, parents now gone. Could she come in she wondered?  I smiled. I had known them well. She was looking for a house, a life, a story. It is an interesting job that we have. Assisting others in the chasing of their dreams. We do that. Liquidating the assets, moving up and out and over. They find us and we find them. We knit our goals together and fill in blanks that put in motion the 'how' of last chapters and new beginnings alike, and at once. They have their reasons, families in flux over growing, or shrinking, over birth and death and the changing definitions and dimensions of their journeys. A ho...

Unrepresented sellers. This the correct phrase to describe folks with a sign like the one pictured below in their yards.                                               Let me get this straight Mr Unrepresented Seller: You would like to sell your largest asset yourself with no professional assistance or training. I'm curious. Do you open the hood of your late model car and tear into the engine as well? Or does your car deserve the attention of a trained, experienced professional? Your plan is to rely on the strength of a yard sign. What is the traffic count on your street? How many of those passing will stop? Of those that stop how many will be qualified buyers? How many will be casing your house for reasons other than buying it? Is your safety important Mr Unrepresented Seller ? Statis...

Eureka Springs, Arkansas is a place with a colorful, storied history. Here are a couple of fun facts for you. Back in the days of prohibition  the most famous tea total-er of all lived here. Yes it's true the hatchet wielding Carrie Nation spent some years right here in our little burg endeavoring to keep the demon alcohol at bay. Her former residence affectionately called Hatchet Hall is just down the street. In years gone by you could have  visited  the plain white home and learn more about the woman that would have denied you a shot of whiskey or a cold beer. You might also be surprised to know that the famous ballroom dancer Irene Castle called  Eureka Springs, Arkansas her home for the years of her life. Read her bio, she was enormously famous in her youth. Carry Nation: Biography ...

If it's August there's a Volkswagen show in Eureka Springs, Arkansas late in the month. Over at the Inn of the Ozarks the VW enthusiasts will start rolling in about mid week for a show that takes the whole weekend and very little cash to enjoy. I'm talking about a BUNCH OF BUGS! Not to snub the vans, the square backs and the Karman Ghias, the dune buggies, Westphalia's, Bajas and the Things. What have I missed?                                                                   They come in all shapes, sizes, models and colors. There are the stock purists and the ultra custom collectors. The VW faithful come from far and near. Most involved would no doubt agree that the highlight is the Saturday afternoon parade through the historic streets of Eureka Springs. The crowds gather lining th...

Please indulge me. This is a post about one of my daughters. Trust me it has little or nothing to do with real estate. When you have twins the doctors and nurses identify them immediately as Baby A and Baby B for the sake of efficiency. In our case Baby A turned out to be Paige and Baby B turned out to be Pamela. Often when I look at one of them or the other I see Edwards Baby A or B. They were just over 4 lbs each at birth. Turns out to be true, if you feed them they will grow. Time has passed so quickly, causing them to be 24 already and causing me to be silver haired. Wow hold on tight it's not slowing down. Saturday August 14, 2010 Edwards Baby B will cross the stage and walk off carrying her Bachelors Degree. A major, a minor a special emphasis. It adds up to a lot of effort by a...

Dog days of summer got you down? Don't worry it will pass.                          Life is good here in northwest Arkansas. We have 4 distinct seasons, each one enjoyable. I love summer as many of you know.  That doesn't mean it's not hot though. IT"S HOT! So just sit back, relax for a few and think about where you left the snow shovel. Where are your winter hat and gloves? It will not be too long before you'll be needing them. In the meantime enjoy.... www.iknoweureka.com

Mid south summer night sounds. Brought to you without charge by cicadas and tree frogs, owls in the thick brush of woods. Think, the hissing of summer lawns. Think Hollywood producer. Out of town-er on a mission, 'quiet on the set'. The set will not be silenced except by the calender. Nature will not be directed. Not for love or money.                                                 In the cool rustle of fall leaves and the cold silence of  winter's snow I will dream of summer night sounds. www.iknoweureka.com

Any trip to Eureka Springs, Arkansas needs to include a visit to the Palace Hotel and Bath House located at 135 Spring St. The circa 1901 Palace Hotel and Bath House is the only remaining original bath house in this town that healing water built. The 'Works' includes a soak in a seven foot long claw foot tub of mineral water, a visit to the oak steam cabinet and a one hour massage, with or without a facial will leave you ready for a relaxing day or evening.                                                                 Yes that's quite a sign. It is thought to be the oldest neon sign west of the Missisippi! The storied and celebrated Palace Bath and Hotel is a local treasure and accomodations are fantastic. www.palacehotelbathhouse.com www.iknoweureka.com

You may have read about it in many different publications, or seen it on several national broadcasts. Yes, we have a haunted hotel here in Eureka Springs, Arkansas. Folks come from near and far to see for themselves what all the fuss is about. Many visitors have told me themselves they were not disappointed. Imagine that. Pictured below is the 1886 Crescent Hotel and Spa. The Crescent looms large high atop West Mountain. A view of the Crescent from your house is a special feature here in Eureka Springs. It is a grand old place with a lovely dining room, fantastic grounds suitable for weddings and a world class day spa and salon.   Wrestling with regret? I heard it said this very morning, "happiness cannot be found looking back". I like that.                                             Regret is the dreaded R word. Regret will keep you from enjoying the moment you're supposed to be LIVING IN. Regret is like quick sand, it looks harmless on the surface but will ultimately take you down. If you're thinking you have few regrets, good for you you are a fortunate person indeed. If you're thinking you have no regrets you are the rarest of persons. Many of the folks we are dealing with right now as real estate professionals are wrestling with regret. It may be woven into their circumstances with the decisions that have changed their financial reality. Better times are ahead do not despair and remember this . Happiness ...

Here in Eureka Springs, Arkansas we have an usually large city park! Yes just  two miles west of downtown Eureka Springs we have a beautiful 1600 acre city park called Lake Leatherwood. There are trails for hiking, or you may swim or fish! You can take a one mile hike or go the distance on a 4 mile trail around the lake. This is the Leatherwood Dam (above), the largest hand laid limestone dam in the nation. Yes, much of the limestone was quarried here in western Carroll County, Arkansas. Our area is rich in limestone and many of our historic buildings are constructed from native stone. Ball fields have been added in the park as well. There is an annual triathalon, as well as a fat tire festival here at Lake Leatherwood. I'm telling for a small town Lake Leatherwood Park is unusually l...

You want quirky? We've got quirky and unique here in circa 1880 Eureka Springs, Arkansas. Ours is a town of hills and hollows. In fact Eureka Springs has often been called the stair step town. Nearly everything is built into the hillsides of either East or West mountains. There are miles of limestone walls holding it together, and lots of stairways as well. Among other benefits it makes for some great walking tours and photographers love it.                                        The large builing pictured here is the Basin Park Hotel. At seven stories tall it is very unusual because each floor accesses the mountain behind it allowing each floor to be 'ground' level. Ripley's Believe it or Not featured it years ago. Come see us in one of America's most fun and unusual small to...

There is nothing quite like it. That intangible pull on your heart as you near it will not be denied. The road unfolds before you. You feel the anticpation of sights and sounds unique to the world of your creating. It is familiar like little else is familiar. For me it is in the middle of these United States, almost precisely. Within a nation, a region, a state, a county, a city. A sanctuary, a refuge, that is the treasure at the end of the road home.                 Like you, I could not have guessed where the road home would take me, what that place at the end of the road home would reveal. What I know now is that a few hundred feet further through the woods pictured here on East Mountain in Eureka Springs, Arkansas I have learned a great lesson. The lesson is this; I would never have ...

WE LIKE STUFF AND I CAN PROVE IT! If your not a fan of expert blogger Richard Strahm, you should be. His recent blog about clutter inspired this blog. Check it out. Strahm Sells Lansdale Real Estate! Today's average American lives well. In fact today's average American lives well in about 2520 square feet of space, with a garage. A garage full of stuff that in many cases does not include a car. Statistics tell us that our average home size has increased from 1400 ft in 1970 to 2520 in 2009. Somehow along the way though we acquired more stuff than can fit in the bigger, better home we know enjoy.                                                    One in ten of us pay for self service storage these days. There are an estimated 2.35 BILLION fee...

Tonight, after a simple yet spectacular dinner at home of a BLT with avocado on home made wheat bread and a glass of Cabernet...I was feeling very rich and successful. No closing check today, a different kind of rich and successful. I was savoring a peaceful moment across the room from my wife of 27 years thinking of soul satisfaction. I had one of those glimpses into the wellspring of life where you see the pieces have fit together. I wonder, how could have I been so blessed to have made it here without ever holding the map in my hands? I saw in the glimpse that the bitter of this life will eventually yield to the sweet. If I'll let it.    I am relaxing in our living room, walls covered with photos of our twin daughters now 24 years old, of family and friends old and new. I'm surveyi...

I truly enjoy reading the posts shared here on A.R. We cover such a broad cross section of topics, and we cover them well.  At times though I catch myself reading a post and thinking UNCOMPLICATE THE CONCEPT. I'm thinking especially of the SALESMANSHIP aspects of real estate. I learned a long time back while serving tables that good service is defined by ANTICIPATING the needs of the customer and fulfilling those needs. It matters little which industry you apply this concept to, it works.  Uncomplicate the concept. It is often more about availability than actual ability. It requires no outstanding education. It costs little money as a rule. It has little to do with your good looks. It is the only way to create repeat customers....

You're probably not spending much time thinking about it however, not so many years ago you were a kid.     That's me on the left in about 1965. We were big dreamers and still are.                              During those all important formative years someone told you that you could be whatever you wanted. Dream big they told you. Have you ever looked at an acorn and thought WOW there is a tree waiting to happen in this little acorn. Think back to those times and the big question that was the mantra of so many adults in our lives, "what do you want to be when you grow up"? You in  in your innocence, and me in mine without the trappings of experience and failure we took a deep breath and let it fly.."I want to be a pilot"..or doctor, or inventor, or fireman...fill in the blank. None ...

Right as rain. Have you ever heard this expression? I thought of it recently when I read the title of a post that referred to a day being as hot as blazes . In good order or good health, satisfactory, as in He was very ill, but he's right as rain now, or If she'd only worked on it another week everything would have been as right as rain. The allusion in this simile is unclear, but it originated in Britain, where rainy weather is a normal fact of life, and indeed W.L. Phelps wrote, "The expression 'right as rain' must have been invented by an Englishman." I was raised in northern  New England and have never forgotten some of the idioms I heard growing up. My grand dad used to say to us "you do the harking and I'll do the barking". You guessed it, BE QUIET and listen. Where I came from i...
