16 acres +/- of Black Belt hunting land for sale near Uniontown, Alabama. You don't have to own a lot of land if your property is in the right spot. This little tract would make a great recreational or hunting property. The perimeter is fenced with barbed wire, and could be converted to pasture by clearing the timber. The soils are defintely indicative of the Black Belt. Power and telephone are available to the property. Access is off a gravel... more road to the south of Perry County Road 21. This little tract is well-priced and is read for some TLC.  For more information or to arrange a showing please contact Jonathan Goode at 334-247-2005. The owner also has a 0.7 acre tract available that is suitable for a homesite on Perry County Road 1.

Yesterday as I was out showing a 13 acre tract of land for sale that joins the Talladega National Forest in Perry County, Alabama, my customer and I came upon what I perceive to be a "trail tree". Trail trees were reportedly used by native Americans to mark travel routes, establish local boundaries, or point to food, water, or shelter. They were shaped by lashing or bending a small sapling (usually oak) in the direction they wanted it to face. There is a small stream roughly 50 yards from where this tree is located. I was elated to find it standing in the woods. They are fairly rare in Perry County, which is in the Black Belt of Alabama. I saw them more as a teenager in the hills of north Alabama near the Tennessee state line. This tree doesn't add any monetary value to the tract, but i...

I was walking the boundaries of a 78 acre tract of land I have for sale in Perry County, Alabama and found this amazing witness tree. A few days ago, my friend Robert King, an agent with AlaLandCo, posted an article that talked about witness trees and arborglyphs in Bankhead National Forest. It is striking that I read that article and found this tree in the same week. The 78 acre hunting tract joins the Talladega National Forest on several sides. As I was walking the east boundary of the property, I came across this large tree, which I take for a tulip poplar (I am not a forester).  The tree was so large that I had to reach around it twice just to measure its girth. A witness tree is one that has been marked in some way to indicate the location of a property boundary, some significant l...

The fishing is good in Perry County, Alabama. This is a picture of my 3-year-old daughter's first fish this past week. She was eager to touch this little bluegill and is asking when we're going to go fishing again. Perry County, Alabama is home to some great fishing spots. Donavan Lakes Fishing Club (pictured here), Bar D Lakes, the Webb Watershed, and Lakeland Farms are all outstanding private fishing clubs. Floating and fishing the pristine Cahaba River for spotted bass is a treat for every angler.  People who are in the market to buy rural land here in west Alabama are often looking for a property that has an existing lake or a good site to build a private lake. I have several pieces of land for sale that already have small lakes or that have river frontage and others with good poten...

Invest in rural land: the memories that follow are some of the most valuable returns you will ever receive. This past weekend I was able to take my five-year-old son camping for the first time on our family land here in Perry County, Alabama. We spent a whole week planning this one night. We did it right with the campfire to cook hot dogs and S'mores. The citronella candles kept the insects away. The weather could not have been any better. Everything came together to make our first night together in the tent perfect. My hope is that this is the first of scores of camping trips we share together. Camping is just one way for you to make valuable memories with the people you love while you are outdoors enjoying your time on a rural property. The time invested hunting, fishing, working toge...

We have all heard that "good fences make good neighbors." I submit to you that good forests make great neighbors. "Why are forests such good neighbors?", you ask. Consider some of the following reasons you might want to own property that borders the National Forest lands. 1. Property Lines are Clearly Marked. The Forest Service does a phenomenal job of surveying and marking the property boundaries of their lands. Not only do they paint the trees on the boundaries, but they place Forest boundary signs at close intervals so everyone knows where the Forest stops and private lands begin. 2. Owning land adjoining the Forest allows you to use your land and the Forest too. Much of the National Forest is open to the public for hunting, hiking, and other recreational use. This allows you to own ...

Springtime is a great time to preview rural land for sale in Perry County, Alabama. You never know what you are going to see when you are out looking at land. I was riding through a pasture near Uniontown and came across this family of red fox living in a hay barn.  A mother and 8 or 9 kits called this barn home for several weeks, and it was fun to watch the young ones play and learn to thrive.  This is just one reason why I enjoy showing people rural tracts of land. Springtime brings the world back to life, and plants and animals are astir and busy with the tasks of survival.   These pine trees are actively spreading their pollen. I had never seen clouds of pollen like the ones I saw today in Marion. Springtime is great for previewing rural land because the trees are not in full folia...

Why buy hunting land in the Black Belt region of West Alabama? Because that is where the big deer and wild turkeys are! This deer is a great example of how big white-tailed deer can grow in our area. This big buck was taken during the late rut in January 2010 by my brother-in-law, Chris Hutlzler, at Foothills down in south Perry County, Alabama. This non-typical 11-point scored 159 3/8", and had grown-up in the soybean fields on this 3000 acre farm / hunting outfit. The Black Belt of west Alabama, and particulary Perry County, is world-renowned for its outstanding hunting. People from Alabama and across America flock to our area during the long hunting season that runs from mid-October (bow hunting) through January 31. We have some of the finest deer in the country, one of the longest s...

Land for sale in Perry County, Alabama. Why buy in Perry County? Perry County, Alabama is rich in history, abundant in natural resources, and brimming with good people. Marion is the county seat of Perry County, and is known as "the College City" because it is home to both Judson College and Marion Military Institute.  Located in the Historic Black Belt region, Perry County has a long history of successful agriculture. For generations, row crops such as cotton and soybeans were grown in the rich black fertile soils that give the region its name. Now Perry County has an established forest industry and a large aquaculture presence- particularly catfish farming.                                                                                                                                 ...

Why do I recommend buying rural land in Alabama? Today my children and I were walking on our land in Marion (Perry County), Alabama and we came across this flying squirrel that is living in an abandoned bluebird house. We have seen this squirrel many times before, and he performed beautifully for the camera. This is just one more reason why I love living in Marion, and it is one of a thousand great memories I have made here with my family. If you have never seen a flying squirrel you are missing a treat. If you have been waiting to purchase rural land in Alabama now is a great time to buy, and it would be a shame to miss these opportunities. I have many tracts of land for sale in West Alabama; perfect for your country estate, private hunting land, recreational tract, timberland investm...

Residential and Commercial Realtors, do you know where to do an online search for rural properties in your area? If you just said your MLS, and you limit your search to only what is found there, then you are probably missing out on a significant number of land listings. Many times brokers will advertise their properties in the MLS if they are members of a local association, but have you ever noticed that many rural areas do not have an association of Realtors close by, or it is not feasible for a land company to join two or three associations. The way many land companies handle this is by advertising on sites dedicated to advertising land. What are the top land sites on the web? I advertise on all of these and have received quality leads from potential buyers from every one of these sit...

When meeting with potential buyers of rural property, I always encourage them to buy with an "exit strategy". What I mean, is for them to purchase a property that other people would find desirable in the event they ever decide to or are forced into selling. In my opinion being able to get out from under a property if necessary is an extremely important consideration before buying.   Formulating Your Strategy- Here are a few key elements to consider when evaluating your purchase. 1. Road Frontage/Access- Does the tract have easy access. The first question I get on many rural properties is, "Does the land have deeded access?" It is not always a deal-breaker to not have it, but it is helpful when you do. 2. Utilities available- Many utility companies will "give" a new landowner the first t...
