Orange Beach, AL Real Estate News

One of the nice things about living in Shelby County and the Birmingham Area is that you can enjoy life in a busy Metro Area with beautiful wooded, gently rolling views and take a short 4 hour trip down to the white sand beaches of Alabama's beautiful Gulf Coast! Destination Orange Beach and Gulf Shores, get ready for a fun filled, belly stuffing, relaxing vacation whether you can stay for a week or just a weekend.  Or if you really hate the cold weather you can do as the snowbirds do and stay all winter!   There is much to do or you can do nothing at all!       FISHING is a very popular thing to do on the Gulf Coast! Some like to go out in a boat and catch the BIG ones and some are quiet content to just fish off the beach or pier. But however you do your fishing one thing is the same.....

The Bella Luna in Orange Beach Alabama, has set the standard for condos along the gulf coast. The building is 14 stories tall and a parking deck replaces where once developers started the 1st floor units. When you drive over the Perdido Pass, the building is one of the first things that you will notice. The Bella Luna is sleek, curved, and has the appearance that it could be Stainless Steel. When you drive through the gated entrance you can tell you have arrived somewhere special. The units are anything but average which becomes apparent when you move thought the climate controlled hallways to the unit front door. The solid wooden front door is just the beginning. Once you move thought the curved hallway, one of the first things you will notice is the glass counter top bar, that looks l...

www.TurquoisePlaceRental.com Prickett Properties, LLC is pleased to announce that is has included four Turqoise Place condos in its property management program. The condos are furnished and ready for rental at www.TurquoisePlaceRental.com Here are my thoughts on what this resort has to offer for guests. The resort is phenomenal with amenities not paralleled even at branded, high-end resorts such as the Ritz Carleton and Four Seasons. I have traveled quite a bit and stayed at many a $500 a night hotel, but never have I seen what Turquoise Place will offer guests. This condo is not remotely in the $500 a night category, but surprisingly it is only $500 a night in the peak season and even less during the Fall, Winter and Spring months. A large family can split the cost of staying in these...

Real Estate Market Analysis and Sales Data: Orange Beach, Gulf Shores, Fort Morgan and Perdido Key, FLUpdated: October 17, 2008 It was the best of times; it was the worst of times. WOW! We are busy at the beach. The phones are ringing and people are here looking every day - prospects seem to be considering real estate investments again. My latest review of this year's sales stats tells me that these prospects may be on to something!! All year, we have watched the prices fall and sales volume increase which have lead me to believe that stabilization might be occurring. If the prices continue to stabilize through the 4th quarter, we may be on the road to a healthy real estate market with normal appreciation and a BIG sigh of relief!!! In the tables below, you will notice that the gulf fro...

This is a photo I took while sitting out by the pool at the Perdido Beach Resort August 26, 2008.  Tropical Storm Fay was supposed to make for a very soggy beach trip, however, at our location in Orange Beach we had dryer weather than anywhere close to us.  The storm just spun around us and we had lovely weather and beautiful skies like this much of the time.  It was very breezy and the clouds were moving fast.   Courtesy of Ann Allen, e-Pro, SRES, ASP BIRMINGHAM AREA REAL ESTATE 205.902.4868 Keller Williams One Chase Corporation Drive, Suite 150 Hoover, AL  35244 Ann@AnnAllenTeam.com   © 2008 Ann Allen, All rights reserved

Arriving in Orange Beach Friday afternoon, we kept a close eye on the weather.  Fay was slowly but surely headed our way.   So what do you do at the beach when the weather is disagreeable? I like to eat! The first night we went to one of my favorite places to dine - Cafe Grazie.  I always enjoy eating here, and one of my favorite things is the garlic/olive oil/parmesan cheese that they mix up at the table for you to put on warm bread. YUM!  The next night we ate at Cosmo's Restaurant and Bar.  This is a fun place and in addition to indoor dining they have a large patio and provide live music.  Last year we discovered this place for the first time when we came to see our friend, Lisa Christian (a GREAT singer/songwriter)!  The threat of severe weather had everyone indoors, but we enjoyed...

As we do every year, my husband Mike and I are heading south to Orange Beach for the Alabama Governor's Health & Safety Conference, an event put on by the University of Alabama for continuing studies. We have a great time!  He works during the day, and I play!  We get to hang out with friends that we know from attending this event in prior years.  I usually spend a lot of time at the beach and by the pool and he usually has a golf outing, but if Fay has anything to do with it (and it looks like she will), things could get soggy! If you are going to be there too, let me know! Growing up on this island one becomes very sensitive to change. Overnight the flood of beach loving tourists arrive on Paradise Island and then one day, you wake up, and they all seem to have vanished into the quiet waters of the Gulf of Mexico - it is almost like magic...or clockwork. It is so interesting to watch and analyze the cycle of seasons, life, nature, or my favorite, the local Alabama Gulf Coast and Perdido Key, Florida Real Estate Market. Over the last 2 years, change in our local real estate market has definitely been on my mind. A few times, I thought that my ultra-sensitive ability to detect change was occurring. A surge of business and activity had me looking forward to good times ahead, but I would soon find out that what I was sensing was not reflected in the actual da...

Orange Beach weighs marina Report says $20 million investment by city would eventually pay for itself Friday, August 08, 2008 By RYAN DEZEMBERStaff Reporter ORANGE BEACH - It might cost $20 million to help preserve the city's past, but elected officials learned this month that they are right to believe they'll recoup that money. A Tampa-based consultant has found that a municipal marina catering to Orange Beach's storied charter fishing fleet would likely lose money in its first year, profit by year two and eventually pay for itself. The City Council bought storm-battered Walker Marina on Terry Cove for about $9.6 million in early 2005 and has since then contemplated building a homeport for the charter fleet, which has steadily lost dock space in the last decade as marinas were converte...

Finally! Since Hurricane Katrina, our area has been missing something: INVESTORS! However, every month this year gulf front condo sales are up while prices are down. As of one month ago, sales volume for gulf front units in Orange Beach, Gulf Shores, and Fort Morgan, AL and Perdido Key, FL were up 30% over 2007 sales volume!! This is according to my research in the Baldwin MLS. This is the first time in 4 years that we have seen an increase in overall sale volume of gulf front condo units. The recipe of increased sales volume + decreased values tells me one thing: THEY'RE BACK! Investors, that is! If priced correctly, based on recent sales, several gulf front condo units have the potential for two things: Good appreciation potential over time (3 - 5 years); and a nearing cash flow situa...

First of Turquoise Place's massive twin towers opens in Orange Beach Sunday, June 29, 2008 By RYAN DEZEMBER Staff Reporter ORANGE BEACH -- Three years in the making, the first of the Turquoise Place's twin towers has opened, and buyers of the million-dollar-plus Gulf-front condominium units last week started moving in to what is now Alabama's tallest residential building. "It's superior quality," said Rita Congemi of Covington, La., who bought a 13th-floor unit with her husband, Dominic. "I think it's probably the most beautiful building out here." So far, about six condo sales have closed, with most units scheduled to be turned over to buyers next month, said Judy Ramey, broker for Caribe Realty, which sold the condo units. Five buyers have sued to nullify contracts to buy eight units ...

Project proposed: new hotel, condo Council members delay decision until June 17; some agree that too much is planned for site Thursday, June 05, 2008 By RYAN DEZEMBER Staff Reporter ORANGE BEACH- Georgia-based developers, along with the former owners of a condo complex destroyed in 2004's Hurricane Ivan, have proposed building a Gulf-front resort, called Blue Luxe, that pairs a 25-story condominium tower and a 16-story upscale hotel on about 4.3 acres just east of Alabama 161. After vetting the plans in a public hearing for an hour and a half Tuesday, City Council members decided to postpone a vote on the project until the body's next regular meeting, scheduled for June 17. To have voted on the project at its Tuesday meeting, the council would have had to agree to do so unanimously. Cou...

Turquoise Place benefits being renegotiatedKeen on fire station being built, officials propose dropping other public amenities Friday, March 28, 2008 By RYAN DEZEMBERStaff Reporter ORANGE BEACH -- City officials are negotiating with Turquoise Place developer Larry Wireman to restructure the package of park land and capital improvements that will be given to the public when his pair of condo towers is complete. Wireman received approval to build four Gulf-front towers, but amid the condo market downturn has decided to only construct two. As such, the public benefits package he offered as part of his full plans will be reduced. At the time Wireman's designs were approved, municipal law required developers to provide public benefits -- things like sidewalks, beach access, parks, street lig...

This past weekend I dared to leave the Orange Beach area and venture a little bit further away to try a restaurant that came highly recommended.  It is called the Oar House in Pensacola that the Bahia Mar Marina.  Sometimes it is good to stay home.  The drive to the Oar House was not that bad although we did pass the turn the first time.  Once at the restaurant we noticed the colorful decor (very beachy and nautical).  After we got inside we took a seat at the bar because no one offered us a table.  About 10 minutes in the bartender asked us what we wanted to drink and, being a Saturday afternoon, we ordered margaritas.  Have you ever had a margarita that tastes like it was made with moldy mix?  I can now say that I have. I had to ask for a menu and silverware and napkins.  We finally d...

I am often asked by visitors to Alabama's Gulf Coast for suggestions of good places to eat.  My first question back to them is what kind of food do you enjoy?  Most of the time the people will say that they are interested in sea food, being here on the coast and all.  Here is my suggestion for sea food in Orange Beach.  You can't do much better than Geno's Fresh Catch.  It is located at Zeke's Marina on Beach Road before you get to the Perdido Pass Bridge.  They have a terrific selection of fish, all of which can be fried, grilled or blackened.  Entrees are served with mashed potatos and steamed veggies.  They have a wide selection of steaks and "Alabama Classics" like shrimp and grits.  In addition to the wide selection on their menu, they have a pretty complete wine list and they also...
