Alabama has many positive attributes, especially in Huntsville Alabama. Huntsville boasts low crime, low unemployment and a very family friendly community. There is one Alabama law that can have a very negative impact on buyers. A vast majority of states require a disclosure from sellers to reveal hidden problems to potential buyers. This gives those buyers the opportunity to evaluate the property fairly and make decisions directly on the facts at hand. In Alabama that is not the law. Alabama's law is "Buyer Beware". BRAC and other companies are creating Huntsville's employee needs, providing good news for concerned Americans.   Thousands of people are migrating to Huntsville Alabama over the next few years. Due to the Base Realignment and Closure Act (BRAC), the shuffling of military personnel will mount into the thousands heading into Huntsville. BRAC will trickle down into many areas of the Huntsville market. Missile Defense contractors across the region are seeing a surge in job openings as well. These affects will be felt well into 2011. Perhaps this has happened to an AR Member. I would LOVE some insight. I HAVE A BUYER, but as I was showing the home yesterday, a neighbor shared the news... the Owner had passed away the day before. However, there was POA given to a family member. (I'm not an attorney, not sure how POA's work at this point) So... not sure what to expect now. Are we really going to have to wait 6 months? Are there ways around this... my little brain begins to brew... Which routes are available, which ones do we want to travel. Is there a simple solution to this delima?

When you are looking to make the greatest investment of your life you don't want to fly by the seat or your pants. Buying Huntsville real estate can be challeng. A home inspection usually costs around $400 dollars. Sometimes it reveals nitpicky little problems like nail holes in sheetrock. Other small problems maybe like a non functioning burner of a and electric range. These aren't that big but you might want them fixed. What about larger issues. What if there is a weak floor from a water leak while it is raining around a wood deck. Water has been seeping in for a couple of years. It is in an area of the house where you can't see it unless you go under the house specifically looking at that area. It will rot out and be a major repair bill in a couple of years. I wanted to write to you about a specific incident involving one of my investor clients. My client can spot a good deal in seconds. However, there can be many unforseen problems with foreclosure properties. One day he called me up to open the door at a house located between Triana and Madison. It was a foreclosed property. It was 3 bedrooms and 1 bath, a basic ranch. It only needed a little TLC to bring it back up to a sellable property. So, my client spent the next month completing the repairs. He also included a new washer, dryer, dishwasher and refrigerator. He repainted and recarpeted the house. When he was done, a family member to the previous owner wanted to buy the property. Huntsville Alabama continually ranks in the top cities to live.  Last week, we gained yet another top ten feather in our cap!                                                    Milken Institute has just released their 2008 Report on the Best Performing Cities where America's Jobs are created and sustained. The Huntsville Metro Area has moved up from 16th in the 2007 report to 5th in 2008. The report credits a broad rebound in the Technology Sector along with Exports and Energy production as the cause of a dramatic change in the top 10 cities.                                               Huntsville Alabama's coolest neighborhood is Historic Five Points, and the surrounding Huntsville Historic Neighborhoods of Old Town and Twickenham. I love going to Bridge Street Towne Center, here in Huntsville Alabama.  Yes, it is a shopping center, but I can honestly say it is the only shopping center I can get my husband excited about going to!  We have a weekly "date" with each other and last week, we chose to go to a movie at the new Monaco Theater, at Bridge Street. WOW!  We were both impressed when we first stepped in the door.  Incredible!  Talk about atmosphere. You will find it hard to believe you are in a movie theater, really! We weren't quite sure which movie we wanted to see, so we walked up to the "concierge desk" where they proceeded to give us the low down on all of the movies playing.  Really, it is a Concierge desk...need anything? Looking for a "hip" new experience in dining in Huntsville Alabama?  Ketchup is a true must go! Right out of Los Angeles, California!  Ketchup takes classic American cuisine and puts a modern spin on it!  While shopping at the new Bridge Street Towne Center here in Huntsville Alabama, my husband and I took our daughter to Ketchup, for a quick bite to eat.  We loved the atmosphere.  Sleek, modern and up beat would best describe Ketchup!
