Birmingham Alabama Short Sale:  SOLD JULY 2011 We closed on this short sale today almost exactly 3 months to the date after it went under contract.  Another one bites the dust! 2520 Avenue Y, Birmingham, AL 35208 I give applause to the selling agent for her patience and professionalism.  Knowing how lengthy the short sale process can be, she didn't feel the need to blow my phone up for 3 months straight.  During the entire three months, frankly I can't remember her calling me not one time.  If she did call, it must have been only once. I made sure that I let her know how much I appreciated.

Bham WIiRE Realty's First EVER First Time Home Buyer Seminar a SUCCESS We were very pleased with the turnout for our first EVER, First Time Home Buyer's Seminar.  It was an intimate crowd which meant that everyone received the personalized attention that they deserved. I started the seminar by giving an overview of what we hoped to accomplished including handling first things first when it comes to the home buying process.  That lead into the intro of our first speaker, Martha Hernandez of the Southern Mortgage Group.  Martha gave a wonderful overview of the mortgage qualifying and loan process.  Attendees were very receptive of the advice given and gained a definite advantage over the average home buyer who has not attended such a seminar. After Martha's talk, she answered questions an...

The All Too Important Question About Your New Home Search Congratulations!  You've decided that it really is a good time to buy a house.  Before you even contact a real estate professional, ask yourself this question:  Where do I want to live?   Seems like a simple question doesn't it?  Well it should be but one of the most common answers that I get when working with buyers is "I don't know", "anywhere" or "it doesn't matter as long as..." Don't worry if you can't decide or if you really don't know, your real estate agent should be able to help you narrow your focus. Where do you want to live is a very important question that you, as a buyer, need to answer before your househunt begins.  Why is it so important?  Consider the following: The more specific detail you provide your real esta...

Funny Story:  Agents Never Return Phone Calls I am a property manager for an owner of a duplex that is currently listed for rent.  The owner was at the duplex a few days ago and said a guy came up to him for some info about the duplex. The guy said that he had tried to contact me but that I didn't answer the phone or didn't call back. I said "he called me?"  The owner says to me, "I knew he was lying about calling you when he said you didn't call him back."  He went on to say, "I know you well enough to know that you always return phone calls.  I've never known you not to return a phone call." He and I had a good laugh behind that one.  So if you know of anyone looking for a 2 bedroom, 1.5 bath home to rent, I've got a great home for rent in East Lake for just $525.00.  Tell them that i...

Red Light, Green Light.  One of my clients has this traffic light hung up on their deck.  I thought it was the coolest thing.  I mentioned how cool it was, but had no idea that it actually worked so they plugged it in so that I could see.  Only one thing though:  When the yellow lights up, it lights up on all four sides. Good thing there isn't a lot of traffic on the deck.

I'm Just a Small Fish In a Big Pond, But I Can Swim Too This message is for home sellers and small real estate firms everywhere. For Home SellersPlease know that listing your home with a BIG franchise company does not guarantee the sale of your home.  If you chose an incompetent or less than capable agent who works for a BIG firm, your home is likely to be just a sitting duck ust like it would be if you listed it with an incompetent agent at a small firm.  Please know that small firms have agents that are just as competent as your perceived notion that bigger is better. What really matters is that you select an agent that you can have confidence in no matter what company s/he works for whether big or small.  What matters is that you hire someone based on their merits and who can stand o...

Do You Remember the First Time You Did It? I do.  I remember it like it was yesterday or rather yesteryear.  What am I talking about?  You know what I'm talking about.  Well maybe not.  Especially if you're a property virgin. If you are thinking about buying a home, then you are old enough to remember how scary many of your "first" expediences were. That's expected and buying a home is no different.  It can be a little frightening. One of the best things that you can do is: Educate yourself on what to realistically expect and where to start Build you a team of real estate professionals (agent, loan officer, home inspector, title company, etc) that will confidently guide you through the process every step of the way. Don't be afraid to ask questions. Attend our First Time Home Buyers Sem...
