Birmingham Alabama, well the whole state, has been in drought conditions this summer. This week though we have had some much needed rain and I think everyone is grateful and has enjoyed it quite a bit. Some of us, like our friend over here, have just wanted to sit out in it and enjoy some time in the rain. Can you tell he is big fan. (I know a bad pun, but it works so well.) While Birmingham Alabama state totals for the year are still low, we have enjoyed more than 3 1/2 inches of rain this week (that's out of 4 3/4 inches we have had total for the month of August) and a much needed break in temperature away from the hot and steamy 100+ degree days we were having for a while. The average temperature this week in Birmingham has only been about 87 degrees while the rest of the months aver...

This has become one of my favorite songs. A line from the chorus says... "And in this crazy life, and through these crazy times. It's you, it's you, you make me sing. You're every line, you're every word, you're everything."A line from the song to serve as a reminder. This home buying and home selling process can be a crazy time. Don't let it overwhelm you! In the long run it's about what's best for you and your family, and they are much more important than any home could ever be.

Highland Lakes continues to be one of North Shelby County's most sought after communities.  June sales for Highland Lakes increased slightly in both the number of homes sold and the average sales price from the previous month.  There were 11 homes sold for an average sales price of $485,668.  The average Days on Market for the homes sold in Highland Lakes decreased from 125 in May to 116 in June.* As a Realtor, I continuously monitor local real estate statistics in order to keep my clients informed and ahead of the real estate trends.  If you would like to be the first to know about hot new listings in Highland Lakes, Shelby County or anywhere in the Birmingham area before other buyers, then give me a call at the number below: Renee L Norton, REALTOR Keller Williams Realty 205-914-0857 ...

Birmingham real estate sales are still fairly robust but we have finally just tipped the scale backwards. In almost every MLS area, closed sales for the month of June, 2007 were fewer than June, 2006. Additionally, active listings are 2x -3x greater than a year ago...anyway, here is the data

For you first time homebuyers and agents who aren't familiar with the book The Automatic Millionaire Homeowner pick up a copy and read it!  Author, David Bach, outlines the homebuying process well, and tells you how to make a family fortune with real estate.  You don't have to be rich or use some get-rich-quick scheme with "no down payment" to create wealth through real estate.  The old "slow and steady wins the race"  works too!  Start now and in 20 years you will be wealthy! As always, questions and comments appreciated!

There are many foreclosures in Birmingham Alabama and the investors are snatching them up. The foreclosures that are staying on the market for more than a month are homes that are in need of major repair. They are also wanting retail prices for these homes. There are many deals out there but you have to be ready and also have a good realtor. If you are looking to buy foreclosures in the Birmingham Alabama area, please call or email me. Thanks, Gusty GulasAbana Realty205-218-7560ggulas@abanarealty.com

For those of you who have never visited Birmingham and the beautiful state of Alabama, you may be missing out on one America's best kept secrets.  The city of Birmingham, some call it the "Magic City," is surrounded by the rolling foothills of the Appalachian Mountains, covered in plush greenery.  A friend of mine from Salt Lake City, on his first visit to Birmingham, said the area reminded him of a national forest. The Greater Birmingham area is home to over one million residents and if you want to visit gorgeous waterfalls, hiking trails, grandeur mountains and valleys, and crystal clear lakes, you're only one and a half hour drive away.  Or maybe you want to see one of the world's top ten beaches - just a four hour drive to Destin, Florida.  For you Jimmy Buffet fans, you're only four...
