Alaska Real Estate Market Statistics  Below is a table showing Alaska's weekly market activity by each individual town. Anchorage which is Alaska's largest city shows that we currenlty have 371 homes on the market, a total of 410 that were active during the week with 79 listings being new. 51 homes pended and 36 homes closed. That is quite a bit of activity between March 29 and April 4th.    What is very noticeable is the number of homes currently active. Our inventory is at its lowest point in the past 10 years. This is a good indication as to why homes are getting top dollar in today's market and selling faster than ever with an average marketing time of less than 2 months. If you ask me what kind of market we have in Anchorage, Alaska. It's definitely a seller's market!

What Should You Know While Staging Your House The other day while I was showing my buyers some homes, I couldn't help but to compare notes mentally about how each home differed from the other simply by their staging. I often watch my buyers reactions when entering a home to determine if they are going to like the rest of the home. Once my buyers start "aww-ing and oo-ing" I can almost guess that 95% of the time they are going to make an offer.   One of the key factors to getting a buyer to have that wonderful reaction, is making sure your home is staged well to welcome them into the home. Even though we are in a "Seller's Market" it's still important to make your home as appealing to a buyer in any market. Make your home look brighter, bigger, and more desirable than ever. If you are no...

Why Sellers Shouldn't Be Present During Home Showings Anchorage Real Estate    This may sound like a no brainer but SELLERS SHOULD NOT BE PRESENT AT HOME SHOWINGS. Just the other day I was showing houses to one of my buyers and the seller was there. He was as helpful as could be and wanted to showcase the best aspects of the home, he was always within an ears length away in case we had any questions and he had such a cheerful demeanor... You would think that by him being there, my buyers would instantly jump at the thought of making an offer but NO!!! It was just the opposite. The seller's presence set off a certain kind of vibe that made my buyer uncomfortable. And how can you blame him? He wanted to be able to look at the house with ease, take his time and maybe even critique some of ...

“Negotiations over a shrinking pie are especially difficult because they require an allocation of losses. People tend to be much more easygoing when they bargain over an expanding pie.” Daniel Kahneman     Real estate is one of the best ways to make profit and gain returns in the longer run. It doesn’t matter whether you are working in house flipping industry or planning to sell your own house, negotiation is a skill that you would require at every stage of your career. Unlike the ideal condition, real estate transactions are best when both the sides feel satisfied and happy after the transaction. One of the common mistakes that homeowner make is to get involved in negotiations without proper knowledge of the industry. Having a Realtor® by your side is the best way to be gratified afte...

The improving property prices have turned the tide in the favor of sellers; however, some markets are still governed by the majority of buyers. If you are planning to sell your house in a buyer’s market, it might help to offer some seller incentives in closing the transaction quickly. You should have an idea of the main problems in the market and formulate incentives accordingly. Seller Incentives: How should you choose one? According to the market leaders, the most lucrative incentive in any real estate market is to put up a fair price of the property and maintain your house in the best possible condition. However, if you don’t have the time or investment to make the necessary improvements, it might help to sell it in “as is” condition. Make sure that “as is” listings attract lower amo...
