RE/MAX is Chestermere's Top Real Estate company.  The stats are out and it looks like RE/MAX is in the lead.  In fact RE/MAX realtors sell about 23.6% of the market.  In second place MaxWell had 17% of the market.   Doug and I sold about 10% of the market and we moved from owning our own MaxWell Franchise to RE/MAX Lakeside in Chestermere in August last year.  (We wanted to spend more time selling and less time doing administration.)  So it will be interesting to see how the figures will change in 2009.  Likely RE/MAX will increase it's market share in Chestermere to be closer to the 34.7% share that they have in Calgary.

In 17 years this is the latest that the ice has been completely off of the Lake.  Last year it was off May 2, so May 4th is not that much later.  The earliest the ice has been off was April 11th.  The lake level will be at full operating level by the weekend.  So all the waterskiiers, sailors can get ready to enjoy Chestermere.

You have been waiting for the right time to buy. If your job is secure and your credit is good, now would be the time. Real estate prices are defined by the law of supply and demand. While prices have been dropping that could begin to change as inventory levels have been reducing and sales have been increasing, leading us to believe that the Calgary and area market is about to stabilize. One of the most important considerations as to whether now is a good time or not is the availability of all time low interest rates. Take a look at the following table. ANNUAL INCOME MAXIMUM MORTGAGE AMOUNT IN 2008 @5.99% MAXIMUM MORTGAGE AMOUNT TODAY @3.99% MONTHLY PAYMENTS $60,000 $265,000 $340,000 $1,786 $80,000 $365,000 $465,000 $2,443 $100,000 $460,000 $590,000 $3,100 As you can see you have a lot ...

Sunday morning we were sitting and reading the newspaper and enjoying our coffee when the phone rang at 9 a.m.  Did we rant and rave that someone had their nerve phoning us on a Sunday morning.  No, we just got up and answered the phone.  On the line was a very apologetic but anxious to buy BUYER, THAT HAD ALREADY SOLD THEIR HOME  YESTERDAY AND WANTED TO BUY A HOME THAT DAY!!! They had been hoping to be able to work with a local realtor who could really tell them about the community that they had stumbled upon.  Chestermere reminded them of their home in Sherwood Park, so after driving around they did a search and came upon our website.  I did a search and found them 3 homes that fit their criteria.  We called and arranged appointments and Doug showed them the homes and the community.  ...

This Saturday there will be free baloon rides for any one that makes a $5.00 donation to the Chestermere food bank.  The rides will be tethered and will go up 80 feet so you can get an idea of what a real hot air balloon ride would be like.  This will be if the weather cooperates and we have a calm day.  If it is too windy they cannot go up.  The Lions Club Food Bank in Chestermere is getting low on supplies and could use your contribution.  If you can help donations of non-perishable food items can be made at Safeway, the community centre or the library.

Last night Doug and I attended the Calgary Real Estate Board Annual awards banquet.  Out of 5.550 realtors with the board a total of 202 received awards  or approximately 5%.  To qualify you had to have points that added up to $1,000,000.  Doug acheived this by selling properties in Chestermere and area, with only two qualifying sales in Calgary.  Doug had lakefront sales, golf course sales, condominium, small farms and acreage sales.  He sold property in every area of Chestermere.  When hiring a realtor. you want to know that they are successful, but you also want to  that confirm they are successful in selling property in the area you are interested in buying or selling in.  If you are thinking of buying or selling in Chestermere you can count on your home town realtor, Doug McKay.   ...

Kids and Drugs.  Chestermere Community Services along with  AADAC and the RCMP have partnered to create a parent's guide to prevention called Kids & Drugs.  This will be a four series workshops commencing Wednesday, February 25th. Starting this fall parents will have the option of enrolling their Kindergarten and grade one students in a French Immersion program at Prarie Waters, the public school in Chestermere.  Previously parents wanting this eductional option had to send their children to Airdrie.  Currently 12 students make this trip daily.  This program will need at least 19 students registered in each class to proceed.  If there is success in these grades the program will be expanded to higher grades.  They will open the program up to Langdon and Indus as long as there is space.  Chestermere residents will have first priority.

The town of Chestermere has compiled a list of available homes for rent. To receive a copy of the list or to have your property added to the list call  (403) 207-7060 and ask for the housing registry.  This service is free for both buyers and sellers.  Please remember to update the town if your rental unit is rented or you no longer wish to rent it.  With the real estate market changing so that it is harder to sell a home more people are turning to renting at their new location, while they wait for their home to sell.   Also more sellers are renting their homes rather than take a loss on it in this market.
