Everyone knows that when you’re looking at a house you have to look for the basics. Price, location, number of bedrooms, and a style you’ll be happy coming home to every day. Even taking all these into account, there’s a lot that can make the difference between a perfect match and another house you shove your furniture in, and here’s what you should look out for. Space The house has to have a comfortable amount of space, that includes once your furniture is in it. Figure out how big your kitchen table is and make sure there’s a spot for it. Check the bed size of your bed frame and make sure you can still walk around the bedroom once it’s there. If you have a set of cabinets, make sure they won’t just be shoved into a corner once you move in. Figure out where your great aunts’ piano is g...

When selling your home in Calgary, if you decide to work with a REALTOR®, there could be fees involved. We want to help bring clarity to what you could expect selling your home could cost so we have a REALTOR® Fee Calculator below. One of the biggest questions we have as agents is “How much are REALTOR® fees when selling your home?” As much as we would like to give you a simple answer, there just isn’t one. What we mean by that is not all agents are made equal in what they charge and what they provide for the fees they are charging. There is no set fee for the services provided. For example, if you were to look at two cups of coffee that were in the same colour and style of a mug, you would think from this first glance that they would be the same. However...Read More on REALTOR® Fees in ...

If you are interested in the size of a double bed or double bed size and dimensions, Gotta Sleep has an amazing guide to help you find the right size bed for your needs. So let's get started! What Is a Double Bed?A Double bed is the standard size for single sleepers. In other words, it's bigger than a twin mattress (and even a twin XL mattress) but smaller than a queen. But why is this bed called a "double" bed when it's designed for single sleepers. Well, you can fit two people on a Double bed. However, many people sharing their bed with someone else want a little more space to spread out. Because of this, most married couples or other bed sharers have queen beds instead. But don't let the Double bed's name throw you off. A Double bed can also be called a Full bed. Many people use the ...

The weather in Lethbridge has been unusually rainy the past month.  This had had a an impact on the local Lethbridge real estate market.  It has caused problems for some homeowners and kept some others from being able to put their home on the market.   This past week I was out showing lethbridge homes for sale on the West side of the city.  Of the dozen or so homes that I viewed this weekend, more than half of them were vacant.  These vacant homes are more susceptible  to getting water in the basement due to neglecting to ensure that proper drainage is in place.  Fortunately none of the houses I viewed had any signs of flooding or water in the basement, but there was a few that definitely had water problems coming if not attended to right away.   If you are a homeowner in Lethbridge Al...

Calgary Real Estate in 2016The Canadian economy and the challenges in Alberta oil industry have presented some unique situations in the Calgary real estate market.  A city that was once used to having a solid supply of more buyers than sellers is currently in a market where the buyers are getting harder to find and the prices are weakening.  This is not true in all price ranges and in all locations though.  There are still neighborhoods that are in high demand and there are still property types and styles which are in reasonably short supply. If you own real estate in Calgary and want to talk to a professional about what your selling or refinancing options are, feel free to contact me.  I have been licensed to sell Alberta real estate since 1993, and have experienced may up and down mar...

The Internet & Technology is rapidly changing the way we find and buy homes.Homes for sale are much easier to find for everybody, not just ®Realtors anymore. The number of homes viewed in person before buying has increased substantially.New Technologies enable Realtors to organize and book a large number of showings in a fraction of the time it once took.GPS Mapping Devices have cut down the driving distance between showings, which allows buyers to see many more homes in a shorter time period.A bit of the down side to some of this technology is you will find a lot of homes on the Internet that are already sold. And lots of enterprising scammers trying to take advantage of people looking to buy a new home..You also begin to notice the beautiful pictures on the Internet sometimes look much...
