Sustainable design is a growing trend among builders, architects and homeowners that aims to improve the building performance and reduce the negative impact on the environment. Changing the way we build or renovate our houses will not only protect our environment but will also extend to improve our health, and increase the quality of our homes. Here are some ideas on how we can convert our homes to  green ones. On the top of the list comes the careful selection of building resources. Reducing the use of non renewable ones and looking for reusable or recyclable, locally produced materials. To ensure that these products are properly managed and manufactured, we should look for a certification from an independent organization, like the (FSC) Forestry Stewardship Council, for example, that...

Calgary's real estate market is scoring another record this year! After CREA'S report released earlier this month showing the sales growth in Calgary are the highest nationwide for the second consecutive month (March & April), here is another report by RE/MAX indicating that the demand for luxury homes over 1 million price point in the first quarter of 2012 is the highest since 2007!! The factors behind this high interest in luxury homes, as noted by an article in the Calgary Herald, are the low interest rates, affordable values, and a notable movement back to the city. Let's look at the numbers for high end home sales between January and April 2007 to 2012: - 155 properties were sold between January & April in 2012.- 138 properties were sold between January & April in 2011- 94 properti...

Purchasing a real estate property is encompassed with lot of hesitation. Do we have a property bubble, or not? How will the Canadian economy be in some months or in few years? There are no 100% safe heavens, but if you were to choose freely your next home in Canada, Calgary would be a great location. Rich in commodities, Alberta is doing exceptionally well in Canada, at least in terms of economy. Still local real estate market is far from what you can see in Vancouver or Toronto. If you have a look at Calgary MLS listings, you will see home prices are still affordable and far from the $1,000,000+ craziness you can see in the BC capital. If you want to be sure with your property investment, consider Calgary.

Home buyers are advised to plan ahead to cover the costs associated with buying a home, so they will not be faced with any surprises when it is time to close!  Thanks to the Calgary Real Estate Board (CREB), we've got a list of the up-front costs of which you'll need to be aware: Mortgage Loan Insurance Premium: This applies if your mortgage is a high ratio one ( you are paying less than 20% down payment). It could be paid in two ways, in full upon closing or it could be added to your mortgage payments. Appraisal Fees:  The appraisal is an estimate of your home. Your lender may ask for one in order to approve your mortgage. It should be done at your expense. The cost is usually between $250 and $350. Deposit: Money paid by the buyer to show commitment to fulfill the contract presented t...

Radon is considered the second cause of lung cancer in Canada after smoking!  And while there are no areas in the country that are radon free, levels do vary significantly, according to the results released March 2012 by Health Canada Survey of radon concentration in homes. Radon is a colorless, tasteless gas released by the breakdown of Uranium in the soil. When accumulated in high levels in closed spaces like our homes it poses a serious health threat and contributes to developing a lung cancer. Testing for radon is simple and inexpensive, in some cases when high levels of radon are registered you will need a professional contractor to install an active soil depressurization system in the basement floor slabs. But homeowners can act immediately and apply these measures to reduce the l...

When shopping for a mortgage most buyers are interested only in finding the lowest rate lenders can offer!  While this is important, our advice is not to overlook the other mortgage features that could save you thousands of dollars and help you become mortgage free faster! The most important mortgage feature is the Payout Privilege that allows you to put an annual lump sum payment,  or increase your monthly payment amount at any time during the term  as long as the total doesn't exceed a certain percentage, usually between 10% to 20% of the principal owing.  Portability: A portable mortgage is one that you could take with you when you move to a new home! This option allows you to avoid any payout penalty while maintaining your current rate (if the mortgage stays the same with no additio...
