What a fantastic way to look at the market today! Forget about the future 'what ifs' and think about today's affordability.Prices are higher but please take a few minutes to read what our member John Meussner has to say. Thinking about buying or selling a home Call Margaret Rome   Home prices are at all time highs!  There's a dip coming!  This is a bubble!  Wait to buy until prices come down!  These are some of the things headlines have been touting for....well, years now, as appreciation in the housing market has marched higher.  And yes, home prices are higher - much higher in some markets, than they were a few years ago.  If we look back even as far as 2015-2016 pundits in the media were sounding alarms on housing bubbles and touting the same fear based nonsense they tout today.  Tho...

For the first time ever, the median price for homes in Manhattan Beach, California, has hit $3,000,000.It was not so long ago that the median price was in the lower $2M range. Indeed, the median price was largely stable for three years, between 2017-2019, varying slightly from $2.325M-$2.389M.Now, in 12 months, the median price is up 15%; it had been at $2.600M at the end of November 2020.The median is up 20% over 18 months, dating back to the May 2020 "reopening" of the local real estate market after the early pandemic shutdowns.Manhattan Beach, CA, is experiencing a market-wide surge in prices and sales volume ever since that "reopening." Why?For one thing, buyers in the area trend to the wealthier end of the spectrum. During the pandemic, economic conditions have largely remained fav...

2021 was, to say the least, an interesting year in real estate. But as the year comes to a close, the big question on everyone’s mind is what does 2022 have in store?A recent article from outlined some of their economists’ predictions for the 2022 housing market, including: Home prices will stay high—but price growth will slow down. Home prices rose high and fast in 2021, with economists predicting a 12 percent rise for 2021. And while the team predicts that home prices will stay high, they also see that growth slowing down—with price growth projected at a much slower rate of 2.9 percent for 2022. Inventory challenges will continue. Low inventory proved a huge challenge for buyers in 2021; fewer homes on the market meant higher competition and higher ...

Yesterday, while at a remote closing, I needed a Kleenex so I reached into my briefcase to find one. Lucky for me I had planned ahead (at some unknown time of the past) and put one of those little packets in my briefcase. As I replenished my supply today I was thinking about my "history" of owning briefcases.I don't remember what I carried in my Real Estate briefcase but I'm sure I had the essentials such as listing and purchasing contract and a few good pens.Today, as a Notary Public, remote closing agent, I use two briefcases. The hard shell case on the left is only used for closings outside of my office but I carry the soft sided briefcase every business day during working hours. So I'm just curious being I'm so "old school" and business methods have changed so much over the years: D...

Their words and many of the responses can be adapted to almost any industry.  There is a ton of business in them there hills!  Don't stay inside of the box...those who are successful usually are outside the box or re-defining the box.  Re-define your own Box and go for it!!Photo is somewhere in northern Buffalo County! ..............................................................................................................Liz and Bill....Great analogy! I have (and always will) traveled the backroads since I was old enough to drive...I know (almost) every road within a 100 mile radius and have put over 60,000 miles o...

Your MLS Search Starts here   My son Spencer has got to be the most hell bent for leather ice fishing aficionado you have ever met. He has everything you can think of. Including Sterno and food for the trays to be heated, heaters, and well... you get the picture.. Once again, Winter in Wisconsin is right around the corner and  Spencer gets his arsenal of favorite lures, poles, varied and assorted snacks and food and he will eat while the ever demanding physical and strenuous ice fishing is under way. She would tell you watching his intensity is a human achievement in the making. Sitting in an ice shanty looking at two open holes takes a certain amount of conviction, pseudo tenacity, and desire and strength that many would not understand Spencer tells me. I personally fou...

Dear Friends and Clients,Have you heard the news about Zillow? The popular real estate website apparently bit off more than they could chew when they purchased homes using their algorithm. They attempted to sell those homes for a profit, but they wildly underestimated home price increases, and since their algorithm wasn’t accurate, they wound up losing millions of dollars. As a result, they’ve had to lay off a quarter of their employees and cancel their Zillow Offers program altogether. Yikes! Now, Zillow is planning to sell approximately 18,000 of the homes it owns or has under contract. But don’t expect a ton of deals from Zillow once they begin to unload their inventory. House flipping isn’t as lucrative as it used to be; supply-chain and labor shortages make the process more costly ...

It seems that people need a laugh – especially on Friday. So, we dig back in to classic comedy scenes from a much better age of television. Some clips I found from past TV comedy when TV comedy meant something far different from today. A more innocent time and a time of real quality. Hope you enjoy the clips. Due to the length, there is just 1 clip per week. Enjoy!

Just Listed, but not by me, 715 Chapman Lane, Key West. Buyers looking for the charm of an old home and the convenience of contemporary stile need to see this place. But before we go inside, let's look back at the no so distant past. I found this photo of 715 Chapman Lane in my old shoebox. I have a bunch of similar photos showing laundry hung from the front porch of houses all over Old Town. Times have changed. Most people have washers and dryers and air conditioning now. That was not always the case.   The above photo was taken in August 2019 while the renovation was being done. The photo below was taken in December 2020 before all the renovations were completed. Most of the homes on Chapman Lane have undergone the same renovation to varying degrees. This new home fits perfectly into ...

Your equity is a powerful tool that can help you achieve your goals as a homeowner. And chances are, your equity grew substantially over the past year. Use Your Equity To Buy a Home That Fits Your NeedsIf you're finding you no longer have the space you need, it might be time to move into a larger home. Just like the majority of Austin, CANYON CREEK’S incline in home price is not as steep as in the spring, but inventory is low and homes are selling! There are only 3 Active listings on the market in Canyon Creek at this time (all three over priced homes have been on the market an average of 69 days and have making price adjustments)! The future looks bright in 2022 Austin Real Estate, especially with the announcement Tesla is making Austin its headquarters.   November Home Sales are down 60% over 2020 November Sales. We are still undergoing low inventory (slightly more than spring) and plenty of buyer demand even with the holidays upon us. Buyers have more options in certain communities, and the market feels fluid with buyers having more time to decide to make an offer rather than in ho...
