Yes Joe, why would anyone steal your toilet paper? At least Titus had a good reason and the toilet paper stayed in your own house. It's hard to believe but stealing toilet paper is a real thing. In the office building I am you can not remove a roll until it's empty and the cleaning crew only leave one extra roll because of theft. How sad is that? One of the stupidest acts of theft I have witnessed was at a bar when a young man (21 I'm sure) came out of the restroom, near the pool table I was running, with one of those giant rolls under his shirt... like no one would notice that. BTW, what a sure way to impress the ladies 🤪.

When we just "stay in our lane" and never interact with strangers, we may be missing meeting some great folks. I know, catchy title, right? Well, today as I was at Lowe's shopping for toilets for a new build, this other woman and I struck up a conversation about, you guessed it - toilets! Dual flush, or traditional? Soft close? Solid piece or two-piece? Chair height or standard. Can you believe there are so many choices when picking out a toilet? As we discussed the pros and cons of the various models, I learned she was new to the area. The more we talked, the more we had in common. Before long, we were friends on FaceBook and looking to connect. The moral of this "toilet" story is you never know where and when you might meet a new friend. When we just "stay in our lane" and never inter...

I am all about repurposing food, learned it from my mother.... having been rich and poor, the roller coaster ride of leaving Hungary and stopping in Austria and heading to the United States, I learned to be frugal and make food go a long way. The other day I bought some crab Leggs and Diane, and I had a great appetizer for the main course. Needless to say, we had a little left over. Not enough to share as an appetizer hence I decided to make a salad. Repurposing the remaining crab Leggs. If you asked me or Diane, you would hear it was great. Wishing you a safe and healthy life and I look forward to your comments. When we took on our first renovation project in our historic town, little did we know that within a few years, we would take on another building project. We now own two, beautiful historic buildings and life is never boring. Investing in our town has been truly rewarding.Today, however, things have really gotten interesting. Taylor Sheridan, the famous producer of Yellowstone, 1883, and 1923, Tulsa Kings, and many more, owns land in our area. Because of this, his production team has been scouting out buildings on our Square to be used in upcoming episodes. We received a call that they have chosen one of our buildings for filming. How F U N is that??? It will be an experience to go through this process. We will be discussing contracts, filming specifics, timeframes, etc. I shall keep you...

The 3 Factors That Affect Home Affordability If you’ve been following the housing market over the last couple of years, you’ve likely heard about growing affordability challenges. But according to experts, the key factors that determine housing affordability are projected to improve this year. Selma Hepp, Executive, Deputy Chief Economist at CoreLogic, shares: “. . . with slowly improving affordability and a more optimistic economic outlook than previously believed, the housing market could show resilience in 2023.” The three measures used to establish home affordability are home prices, mortgage rates, and wages. Here’s a closer look at each one. 1. Mortgage Rates Mortgage rates shot up to over 7% last year, causing many buyers to put their plans on hold. But things are looking differe...

"Mortgage Interest Rates Fall To Lowest Levels Since September," according to an article published last week in Reuters.Rising Interest Rates have lowered home prices and slowed down home sales over the course of last year in 2022.We might currently have an opportunity for homebuyers and investors to "pull the trigger," thinking that it's time to buy because we are at a temporary low with mortgage rates.Home sellers, you might be able to use this window of opportunity to sell your home expeditiously!Check out my video describing this great opportunity in American Sign Language, ASL for the Deaf and Hard-of-Hearing:Looking for an ASL Fluent, Deaf and Hard-of-Hearing friendly Realtor for advice about home buying and investment properties?  I service Austin, The Hill Country, Lake Travis, ...

Each year, we take a break from work and engage in a one-day retreat. I choose a different book each year that we use as a guide for the entire year. It's an opportunity to put the focus on ourselves and to grow as a team.We close our office, escape to an off-site location and put our heads together in order to renew our souls, refocus, and rewire our thinking. The book we are using this year is, Winning the War in Your Mind, by Craig Groeschel. The message of the book is basically, to rid ourselves of "stinkin thinkin"!Taking the time to forget about business for a minute is a great way to begin the year with a much-needed reset. I look forward to this event each year. We ended the retreat by taking everyone to a local spa to enjoy pedicures.Even if you cannot do an entire office team ...

Want To Sell Your House? Price It Right. Last year, the housing market slowed down in response to higher mortgage rates, and that had an impact on home prices. If you’re thinking of selling your house soon, that means you’ll want to adjust your expectations accordingly. As realtor.com explains: “. . . some of the more prominent pandemic trends have changed, so sellers might wish to adjust accordingly to get the best deal possible.” In a more moderate market, how you price your house will make a big difference to not only your bottom line, but to how quickly your house could sell. And the reality is, homes priced right are still selling in today’s market. Why Pricing Your House Appropriately Matters Especially today, your asking price sends a message to potential buyers. If it’s priced t...
