In March of 2012 I wrote the following post:Do you consider yourself a good communicator? Do you speak in a clear voice with well organized thoughts? Do people seek your advice because you have a reputation of being of clear thought and speaking to the point? These are questions I seem to ask myself all the time. Sometimes, when I am honest with myself, I do not like the answer and seek to improve my ability to communicate. As I go through this exercise I am reminded of the following: "My ability to communicate is enhanced with my ability to listen." Since March of 2012 I have been on a constant journey to improve my communication skills. On the journey I have fallen off the wagon when I race to respond and fail to listen. The more I first seek to clearly understand the more effective my...

73 Railroad Place, Saratoga Springs, NY joins the 2023 list of SOLD properties! It would be easy to stop there & just report that the property sold in 2 days and for 102% of asking price.  But the REAL story is behind the data...  Back in January, I was asked by some Active Rain ambassadors to present to the Tuesday Zoom group.  They wanted to learn more about Saratoga Springs.  I'm always up for sharing & looked at this as an opportunity to learn more about the group I was part of so of course, my answer was "Sure! I'm in!!".  And on Jan 31, I presented a few tidbits about NY's Capital Region along with some specifics about the history, sites & fun that Saratoga Springs has to offer.  Right after the conclusion of this presentation, I received a text from a fellow Rainer in California ...

Congratulations to the Murrieta Valley Mock Trial team of 2023, on its first ever win of the Riverside County championship, due in large part to MV's senior lead attorney on both prosecution and defense: Aleksandra Petrovski.Riverside County has run the competition (as part of the Constitutional Rights Foundation state competition) for 26 years.  In those years, there was a perennial winning team that won at one point 18 consecutive county titles and continues to have the same core coaching staff even now.Murrieta Valley has been a perennial Elite 8 and sometimes Final Four and sometimes Final participant, but never before the county Champion until now in 2023.Lead attorney on both Prosecution and Defense was Aleksandra Petrovski. One of the very last steps in the home buying purchase is doing a final walk-through of your soon-to-be new home. But while it might be one of the last steps, it’s also one of the most important steps. As a buyer, it’s important to do everything you can to make sure you walk out of that final walk-through armed with the information you need to move forward with your purchase. So how, exactly, do you do that?A recent article from outlined tips to ensure you get the most out of your final walk-through, including: Make a checklist. As the old saying goes, failing to prepare is preparing to fail.  How to Prepare Your Home for a Real Estate ShowingAs a real estate Broker, I spend a LOT of time and money concentrating on selling your listed property.  Over the years, we have developed a not-inclusive list that really helps my Sellers prepare for showings and/or for their first photography session.  You'd think that much of it is common sense, but my Sellers are very appreciative for this checklist to review when it comes time for photography and then for showings.   One of the most important things to remember is:  you are hoping to actually MOVE!  So the more packing and decluttering you do in preparation for photography and showings, the less you will ultimately have to do when you have an accepted Offer and are ready to move. Here is my comprehensive list for how to prepare your...

I wish we did write write this one, but we didn't.With full permission from Joshua Montgomery I am reposting his letter - here: Chairwoman Heather Kimball and Council Member Ashley Kierkiewicz have published the third draft of their proposal to heavily regulate homestays and farmstays here on Hawaii. These regulations are separate from Bill 108 which passed in 2018 and addressed the issue of absentee owned vacation rentals.  Since 2018 absentee owners have been tightly regulated and remain regulated today.Their proposal is targeted at local families and farmers who rent a room or an ohana to visitors.  They are targeting Kupuna who rely on visitor rentals as part of their retirement. They are targeting young families who can only afford a home if they rent a portion to visitors.  They a...

Living in Grand Junction, we have world-class everything around us.  Biking, climbing, hiking, skiing, rafting and golf.  Grand Junction is in Western Colorado, in a little pocket, between the mountains and the desert, with the Colorado River running though the middle of it. If you enjoy an active lifestyle and are thinking of retiring, put Grand Junction on your list of towns to check out. What make people choose between a small town or city and a large one?  Why is it that while larger cities attract people with opportunities of jobs or more money, it's smaller cities, like Grand Junction, that consistently attract people who main concern is lifestyle?  Climate, Culture and Costs make the Grand Valley a place to live.To read my post on everything the Grand Valley has to offer:Retiremen...

SALT LAKE CITY, UTAH:Seaview Trading vs Commissioner, 9th Circuit Decision:In Seaview Trading vs Commissioner, the 9th Circuit found in favor of the IRS and stated in part that providing a delinquent return to the auditor or office of chief counsel is not “Filing” for purposes of starting the three year ASED for audit/adjustment.  This is a statute of limitation. What this means is that a taxpayer can provide a copy of their tax return to an auditor but that same tax return will have to actually be filed with the applicable service center to be considered filed and to start the three year audit statute running.Tax problems are legal problems, and we solve both.  If you or someone you know has an issue with paying their federal taxes or state taxes and needs help to end their IRS nightmar...
