Your real estate agent may be costing you money. You probably won't know it. They most likely aren't doing it intentionally. Sometimes agents just talk way too much and in turn give too much information to the agent on the opposite side of the transaction thus, compromising your position. Choose your agent wisely... Mike & Cindy Jones, Realtors, Jacksonville Fl904 874-0422MikeAndCindyJones.comBerkshire Hathaway HomeServicesFlorida Network Realty

When caught up in the fun and excitement of Halloween festivities, it’s easy to overlook safety issues. There may be ghosts, vampires, and witches on every corner, but what is truly frightening is the number of preventable accidents that occur each year on this night. You will enjoy this spooky holiday more if you know your children are safe. Here are 5 safety tips for Halloween: According to the American Academy of Pediatrics, children should not cross streets alone before they are ten years old. Maturity, danger awareness, and traffic savvy are all required for navigating street crossings and research cautions that even some ten-year-olds might not be ready for that. In a Wall Street Journal article, author Andrea Peterson stated, “Research has found that young children walking to scho...

Thank you Joan Cox for your original blog.  Great tips Joan!   When a Seller has made the decision to list their home, it is time to review the security of the home.    Who will be coming through?     Are my things safe?    Do I need a safe for my jewelry?    Will the buyers go through the drawers?   In reviewing security at a listing presentation, I discuss putting away anything to do with your identity - credit cards, bank statements/credit card statements as well as jewelry and anything of value.   If there are guns (and ammo) in the home, they should be in a safe or removed from the home.   If there are prescribed drugs in the medicine cabinet, put them away too, or carry them with you while listed.    If you have a family member or trusted friend, let them keep your valuables while...

When you're ready to buy a home through house cash offers, you want to be sure that you're prepared for all of the costs associated with the purchase. In Texas, there are certain closing costs that are unique to the state. Here's what you need to know about closing costs in Texas City. The first thing to understand is that there are two types of closing costs: pre-paid items and non-pre-paid items. Pre-paid items are those costs that you pay in advance of closing on your home. These include things like earnest money, inspections, and appraisal fees. Non-pre-paid items are those costs that you pay at closing. These include things like loan origination fees, title insurance, and escrow fees.  In Texas, the seller is typically responsible for paying for the pre-paid items, while the buyer ...

Why You Should Consider Condos as Part of Your Home SearchThe historically low inventory over the past few years led to challenges for many buyers trying to find a home that met their needs and their budget. If you're in the same boat, you should know the recent shift in the housing market may have opened up doors for you to restart your search. The inventory of homes for sale has increased this year, and that's giving buyers much needed options. As Danielle Hale, Chief Economist at realtor.com, says:. . . todays shoppers have more than 5 homes to consider for every 4 they had at this time a year ago.But perspective is important. Overall, housing supply is still low. If you need even more choices, expanding your search by adding additional housing types, like condominiums, could help.Exp...

As a business owner in today's digital age, it's important to be visible online. This means having a strong website and being active on social media. It's also important to have a good reputation online. This means making sure your website is reliable and your social media accounts are credible.  If you're not visible or if your reputation is poor, potential customers will be less likely to do business with you. They may even go to your competitors instead. That's why it's important to make sure your online presence is strong and your reputation is good. Google screened badges are a new way for businesses to show that their website has been checked by Google and is safe. Having this badge can help businesses increase trust with their customers, and may lead to more conversions. In this ...

Today’s cooling housing market, the rise in mortgage rates, and mounting economic concerns have some people questioning: should I still buy a home this year? While it’s true this year has unique challenges for homebuyers, it’s important to factor the long-term benefits of homeownership into your decision.Consider this: if you know people who bought a home 5, 10, or even 30 years ago, you’re probably going to have a hard time finding someone who regrets their decision. Why is that? The reason is tied to how you gain equity and wealth as home values grow with time. The National Association of Realtors (NAR) explains:“Home equity gains are built up through price appreciation and by paying off the mortgage through principal payments.”Here’s a look at how just the home price appreciation piec...

Buyers: You May Face Less Competition as Bidding Wars Ease One of the top stories in recent real estate headlines was the intensity and frequency of bidding wars. With so many buyers looking to purchase a home and so few of them available for sale, fiercely competitive bidding wars became the norm during the pandemic – and it drove home prices up. If you tried to buy a house over the past two years, you probably experienced this firsthand and may have been outbid on several homes along the way. But here’s the news you’ve been waiting for: data shows clear signs bidding wars are easing this year. According to the National Association of Realtors (NAR), the average number of offers on recently sold homes has declined considerably over the past few months (see graph below): The graph shows...

Almost 2 weeks ago some dear friends brought me a bouquet of flowers when they came over for a Happy Hour.  It’s amazing these colorful beauties are still fresh, blooming happily and bringing smiles to me every morning! “Flowers always make people better, happier and more helpful; they are sunshine, food and medicine for the soul.” – Luther Burbank“Flowers are like friends; they bring color to your world.”– Unknown      “A flower does not think of competing with the flower next to it. I am spoiled when it comes to where I live, I remember thinking it was nothing to drive 10 or 15 miles for shopping, dining and entertainment, well no more!  See that picture of logos?  That group plus about 50 more shopping and dining places are about 4 to 8 minutes by golf cart from my house.Like many of you that live in a metropolitan area it is hard to find the perfect place to live for what is important to you.  Job, schools, shopping and dining can be spread out over a large area which means windshield time to go where you need to go.  The Villages, Florida is much the same you can choose a home that is 5 or 10 miles from where you shop, dine or entertainment or you can decide on a location closer to where you will spend your time.I had an out of state buyer I worked with and one ...

Wordless Wednesday…Everyone Needs a Home While wandering through some old photos from Green Cay Wetlands in South Florida, I came across this collage.  The message is true.  Everyone needs a home…a place where at the end of the day, when we walk through the door and set our keys down, we know we’ve reached our safe haven. Houses come in all sizes…Mc Mansions, one-bedroom condos …brand new and begging for updates…rustic, colonial, and builder basics.  But to someone, that is their home…their retreat from their hectic world.  The ache for home lives in all of us, the safe place where we can go as we are and not be questioned. Maya Angelou
