I did close one in a Mission BBQ Restaurant with a mobile notary for a large national rental property company. That’s not a typical one though.

Out here in CA land we're an escrow state. No closing table. Title records the deed and sends a confirmation to escrow, who then notifies the agents. Possession occurs when that happens unless otherwise negotiated. Buyer & seller may never meet.

Closings are done by title/escrow companies in our area. For our Team, when we sign a listing agreement, we open a pre-sale escrow so we can get a preliminary title report. Yes, we work with a company and escrow officer we like. We expect that the title/escrow company with which we open that pre-sale escrow will handle the escrow and close the sale. In most cases, the title/escrow company sends a notary to the parties who need to sign off. Closings done at the company office are now rare.

Yes, I have a go-to Title Company and Escrow Officer. When possible I meet my clients at the title company to sign off.
80% or so of my clients are out of the area/state so that is not possible. A mobile notary is sent to their location. I am always on standby during their sign-off should there be any issues or they have any questions. I always review the sign-off docs before the Escrow Officer sends them to the Mobile Notary.

Here in North and South Carolina we close with attorneys (as we did in NY City). Closing attorneys in the Carolinas basically act like title companies in much of what they do. We have no specific policy in my brokerage about whom to use.... we are, after all, independent contractors. If they start requiring attorneys, what's next? Inspectors? Surveyors? Lenders? And what if our clients have specific attorneys, inspectors, lenders, etc. in mind? I have two attorney firms I turn to for closings.

Connecticut is an attorney state; RE lawyers handle the closings. They used to be in person, with RE agents usually present and we got paid right at the closing, with a check. It was normally at the buyers' attorney's office since they also handle the mortgage documents, which the buyers need to sign. Often now the sellers close remotely and settlements are handled via wire transfers. Closing details are spelled out in the contract; policy manuals don't specify the venue; it can be arranged by mutual agreement. For example, the buyers' agent could travel to the sellers' agent's office if it's more convenient for everyone.

From a title guy point of view, my preference is to close in my office.
It makes things easier in case there are any last minute changes or corrections necessary, especially if we need revised documents from a lender.
It saves travel time of having to get back to my office to scan and upload closing documents to lenders that require it for funding authorization.
Also allows for quicker disbursement after closing.

We do not use attorneys or have settlement table closings. Title and escrow and it's usually electronic these days. If a deed needs to be ink signed which is usually the only thing that does, they'll send a mobile notary out and it can even be done online using a zoom type of thing.

I am the broker and say anywhere... any conference table, through the mails. Just as long as they close and on to the next one, the one after that.
Find the lawyer over the title company works best because the local attorney has surveys on common boundary lines from other files. Sits down and sketches out this used to be 400 acres, in 1987 here is the deed that made it 187 acres and you get a title search, all the extra from being local. Not from who knows where that tried to do everything electronically at the local registry of deeds. It is not online at Maine local registries and far away misses stuff.

AZ is not a lawyer state and closing are handled through Title Firms or sometimes without title firms which can be dangerous. So glad I do not have to deal with lawyers as I have discovered many fail to understand time is of the essence.
As Candice A. Donofrio indicated, AZ issues deeds which was in response to all the past deed fraud.
I have 2 preferred title firms with preferred offices. What I dislike are title firms outside of Mohave County who often are clueless about the differences here in Mohave County.

I feel bad for any agent that doesn't have an Escrow Closing. The Escrow Company is a neutral third party. All documents and deposits are held there. The closing occurs after all parties fulfill thier responsibility and the Title Company lets Escrow know that the transaction has been completed. No one needs to be present. Escrow simply informs the agents and the agent tells their clients.
