The criteria was the location first and condition second. Obviously the better the condition the more interest. If the property needed work, I gave the seller the facts. If they wanted to make improvements, I helped line up vendors. If they were willing to discount the price to offset condition I took the listing. If they wanted market pricing of a home in good condition and the home needed a lot of work I passed.

I only showed neglected homes to those who asked to see them Andrew Mooers | 207.532.6573 . I worked with builders and developers so I always had a good idea who could do what. Often it was my builders what would flip such homes. NOTE: Experienced builders never cared to flip a home with foundation problems. I think that in itself is a good lesson.

If priced right, I list all and sell all and sometimes even when it's not priced right. I've done a lot of REO and most of the time, you agree to take the listing before you have seen the property and before you know what the price will be.

My business is specialized. I only work with sellers who agree with my strategies, pricing, and compensation. I am with Miss Nina Hollander, Broker there has to be a likeability factor. I work with all price points. Most of my listings are distressed. Not all as distressed as this one.

I sold this crumbling, "don't walk your dog at night in this neighborhood" - house with multiple offers because it was properly priced.

I will list anything if I feel I can work with the seller. As to the property condition, we sell "visions" if the home is not optimal, but I've seen perfectly good properties redone "to taste".

I only work with buyers, so no listings.  But have worked with buyers who bought places I would have burned and yet they fixed them.  But mostly in a vacation home buyers want turn key.

At this point I just don't take over priced listings anymore.  Get real for what you are selling or sign up with a listing to reduce when there are no buyers touring in a week.  Otherwise let's just both move on because I don't have time to pay the cost of listing for it to sit on the market.

My first broker was a 'take all listings no matter how low dollar or difficult people' type. I've worked with many different property types over the years. 
Depends on where the broker is at in their evolutionary timeline.
