Which is not something a single guy should EVER admit to.

 

I like LED lights.  High lumen, 3000k bright white light, throw is dependent on what your use case is.  For inspecting a ceiling in a garage for water leaks, throw isn't that important.  For identifying an unknown object/person/entity at a half mile away, throw is extremely important.

 

Outside of that, do you need an adjustable beam?  How will you carry it?  Now that it's dark, I typically don't leave the house without a little clip-on streamlight.  Not much throw, but high lumens.  Great for blinding someone or looking for where I parked my car at night.  In the car, I have a larger tactical light that lives in a MOLLE holster I can quickly attach to my belt.  Greater lumens, longer throw, bright, and has a beveled edge in case I need to use it as a defensive tool.  It also has a tactical switch on the butt of the light for momentary on/off for more tactical considerations or quickly grabbing someone's attention... or for sending messages.

 

I often have a 4 D-Cell maglight that with an LED bulb.  Hold it up over the shoulder to light up an area, it also makes a quickly deployable tool for self-defense.

I have mini LED flashlights that I throw in my bag and car - they are only about 4" long w/180 lumens that is zoomable. That's a hin gear light. I also have a rechargable 990,000 lumens super bright LED flash light with 5 modes - it's waterproof and includes zoom, SOS, strobe, high/medium/low and can reach 3280 feet. I use that for walking in the dark - you can see all around! That's made by Bercol. Then I have a bunch of flashlights in various rooms - most are LED.

Mostly my cell phone, but I also have a hand-crank flashlight that keep in my car. I never have to worry about the batteries going dead. Batteries are expensive and die at the most inconvenient moments. The more you wind it, the brighter it gets. Mine is old. They come with solar panels now.

I use a variety of Maglite Flashlights, all battery operated, various lumen and my older ones are incandescent while newer ones are LED. My Dad, who was a cop, said he clobbered more crooks with his flashlight than ever his gun i.e. the bigger ones that take 3-4  C or D batteries make great weapons too.

Hmm, I don't think I have ever shopped for a flashlight to use for real estate, but there have been times when having one would have been handy, haha.  The ones that were marketing materials at the end of a pen or something would suffice for my needs.

I have no opinion on flashlights... if I spend time thinking about things like this it's about what hair dryer to buy, what air fryer to buy, etc. :) If I suddenly need light I use my phone flash light.

Seek military/law enforcement type flashlights who do just about everything you want done. Get a large one. They also make for a good, weighty club & some come with taser attachments. I have one. NOTE: People leave people alone who carry clubs around. On the smaller versions, brightest lite you can get, chargeable or battery, and lastly, have many as in one in car, 2-3 in home & one on person? That's my new flashlight of choice.  For two decades I had the old one (pre led) and when it died I spent the money on this one figuring if I get 20 years out of this one too then it's worth the money.  Why this huge flashlight?  Well because it also makes one hell of a weapon if needed.

For RE purposes I like a small one as you have pictured Fred Griffin Florida Real Estate . I have not found one of these in a rechargeable model but I would like that. When I'm walking the dog in the dark I LOVE this one.

BTW on one charge this one lights our path every day for a week.
