No. If they want me they can call me. If a listing expires in a market that's brisk with few expired listings, there is probably a reason.

Cancelled listings I'd advise FIRST check the address and see if perhaps it was relisted with same agent/different company during a move, or for some other reason.

Generally no.  If someone lists with an internet broker from 600 miles away, it's because they don't want to pay a Realtor is what I feel is their reasoning.  Expired listings fall into that category, and sometimes, usually, were overpriced, so no amount of reasoning will get me the listing.  Cancelled listings might be a client who got fired by their Realtor.  Like a judge who sees a petition for substitution of attorney, most likely something is wrong with the client and not taking the advice of the Attorney...

Calling expired, or cancelled listings has never been a part of my repertoire.  I don't like the rejection.  I was married for 34 years and got enough of that at home.

 I worked Expireds early in my career.  

There is money to be made with Expireds; those people still want to sell their house.

The conversation began with letting them talk, let them air out why they think it didn't sell.  "What do you think your agent could have done or should have done to get your house sold?"  Let them speak, listen to what they say, tell them you understand, etc.

 

Sure, 90% of the time it was price, but not always.  I've seen expireds that had bare-bones info in the MLS, crummy listing photos, essentially no marketing of any kind, etc. 

Find out what it takes to sell that house, and get the Listing!

No, because I work 100% by referral. 
It's not part of my business plan. I spend my time serving my clients and staying in touch with my sold clients, advocates and collaborators.
Now I do offer help to FSBO's, but only in my neighborhood farm
...but they are so rare and few. I have converted some with kindness over the years though.

Not really, once I take a listing, it is priced correctly and I make sure it sells. I have seen some expire listings, to begin with, they were way overpriced. So I do not waste my time.

I ALMOST did last winter when my sphere were quiet as church mice! I just always represent my sphere (and their referrals) and have never pursued expireds or withdrawns. Nothing at all wrong with it - it's just never been part of my business plan/model.

Only if they were my own Michael Elliott . As a new agent I went after them and often got a tongue lashing because they had already re-signed but their agent had not put that up on the MLS yet.

Sure do. Listings are king, inventory is everything for something to peddle and promote. The expireds, like FSBO are potential listings. The expired may have been over priced, under promoted or both. Help them, visit them, reach out and get them listed at a realistic priced. You know their value, don't ask the seller "what do you think it is worth" or "what do you want to list for"? Show them the value and see if you can help them. Otherwise, smile, pivot, back away slowly. Have a nice day and then high tail it to your car or SUV, the horse you rode in on Michael Elliott.

Never in Illinois. When I moved to Florida I had a system to work expireds, but that was a long time ago when people still had land lines and you could get the number from a criss-cross directory.

No. They are usually bombarded with phone calls as soon as listing expires. Most already have another agent lined up, or have already signed with another agent before their listing even expired.
