I review the MLS to make sure it has what my client said they needed. Sometimes, buyer will change what they said when you get to a house. I have one like that now. He said his parents really want him to get a townhome with a first floor bedroom for when they visit.

Of course.  I have had agents viewing one of our listings and then writing a contract and have no idea of the updates that had been made.  HUH?  How does that happen!!  You didn't notice the updated bath,kitchen or whatever? Had they read the description they would have!

Although I am no longer active in real estate, it was a rarity where I didn't preview a property before showing it to a client.  Upfront information gathering of many sorts was a part of the plan. 

Life on this planet as well as time spent in the industry continues to show me, that such preparation is not always the case.  Once again, the world is a big place.

Oh my gosh, that is a big pet peeve of mine - especially sellers with pets and/or children. Agents report back that the buyers needed another bedroom (all bedrooms were listed in MLS), a larger dining room (full house measurements were provided in MLS), need a bonus room to use as an office (yep, no bonus room or office noted in MLS)...the list goes on and on!

What on earth did you think you were showing? That's what I want to ask them. They made the sellers leave because they didn't properly prepare? ARRGH!!!

I certainly try to.  I can't say that I've been successful 100% of the time, but I certainly try.

My favourite is when the agent sends me feedback that says: "The buyer was looking for a 3-bedroom."   Funny... it was a 2-bedroom when you made the appointment... is that one of those cases?

So much to know before you go!

Yes and I run quick comps to educate the buyers on value so they see the condition vs. price with educated eyes. Also because of occasional short sales, solar leases, as-is conditions, etc. The buyers experience level and loan type dictate how we receive this info and whether we still go. Why waste your time or theirs by not reading the details and calling the listing agent? The call to the agent is important too for # of offers, deadlines, seller needs, CBB%, potential multiple offers and appraisal gaps determined by comps and competition, etc.

This has  been an issue for years. I can't tell you how often I get feedback that a buyer is passing on one of my listings because the primary bedroom is not on the main floor. Well... it's clear in MLS it's on the second floor and I always attach a floor plan, as well.

I don't always scour every listing before we see them since the buyers might not even like the homes after seeing them and if they don't like them, then I could care less what the listing says, haha.  Homes have to pass the eye test first, haha.

     In small rural markets, you often have listed and sold the house before or have history with the listing from past experience.

     Would not rely on just the current MLS description because often written by the secretary with the cat eyeglasses and beehive bun hairdo who has never been to the property. The part time agent tossed the listing on her desk and growled "Here, you figure it out" Michael Elliott 

     Pull everything from the address for past sales, hit the town site if digitized and online, study all the media you can find and good luck. If listed, did not sell, listed several more times and no takers, was it just over priced?

Yes, and should it not contain the information I am looking of I will call the listing agent. Sometimes I am surprised that they are clueless and sometimes I get what I need. It's the difference between amateurs and professionals.

When I was actively showing homes, if I hadn't already been to the house and knew it, I always read the description and agent remarks carefully. How else would I know if the house meets my buyer's needs/wants?

Scour, not necessarily, read, yes if there's time.  Sometimes I'll meet a buyer at the house they want to see.  I'll check to see if there's a lockbox and appointment needed.
