A condo offers the convenience of exterior maintenance and care to the association at a cost. With a house you have more control of what you pay to have done and what you do yourself. Either way you build equity through amortization and appreciation. That is the largest path to wealth for 99.44% of the people.

Is buying a condo better than buying a house?   Yes, for the buyer who wants a condo, no yard, no exterior maintenance, typically  a lower price point than a single family,  and appreciates the amenities of said HOA.

I live in a condo that lives like a house.  It is a single family dwelling with no immediate neighbors.  It has all the advantage of a condo as mentioned by others it was just developed as a condo so we have a COA that handles all exterior Maint, etc.  etc.  different shapes for different folks.

With a condo you do get to hire someone else to do things like snow plowing and lawn care, of course you could do that with a house too.

The main downfall is the excessive rules, same reason why I stay far away from HOA's.

There's always a tradeoff with condos and HOAs  . . .

on one hand, living is easy and maintenance is handled

on the other, your neighbors are REAL CLOSE and HOAs can be Gestapo! 

HOA communities keep property values high, that neighbor with the junk in the front yard would not happen
You also may get fined for loud music or Christmas decorations after January 7. (Yes I've lived in a condo LOL)

Except on the River which are high end with exorbitant HOA dues, we have few condo communities here. People do prefer more than zero lot lines between them and neighbors! 

If someone is violating CCRs (which we have but no HOA to enforce), it goes to County to complain and then they get a nice letter stating fix your shit in 30 days or we will fix it for you at your expense! 

To me . . . this is an ideal situation. No Napoleons with too much time on hands, but recourse if someone misbehaves.

Nobody can answer that for you.  Only you can determine which is better for you.  But either way, paying your own mortgage, (instead of someone else's) is always a good idea.

I used to look down on condo buying I realized another point of view i.e. it is one step above renting. Furthermore, if you pick a good location & it has amenities, even better. The C C & R's pose a small problem if they are outlandish or out of date so careful consideration should be given before purchase. To own a home is a nice place to be. To own a condo, yes to this

If so, I've owned and lived in both and the reason why I owned one over the other at times was neighborhood selection and lifestyle needs. "BETTER" is in the eye of the mortgage-payer!😉

Different needs for every buyer. Don't mind close living but enjoy amenities like a community pool and no yard work, buy a condo. Enjoy stand alone living with a yard and you don't mind maintaining, buy a house.

It all depends on the needs of the buyer.  It is a greqat way to start on the path to owning a SFR if you are renting.  Condos are great for retirees as well, for many reasons.

I'm not really sure what your question is here.  Buying a condo instead of a house?  Depends.  I value my land.  Wouldn't want a condo.  For others they might not want to cut grass.

It depends on your market. In my market- co-op apartments represent about 70% of the inventory and condo apartments represent about 30% of the market- with a rounding difference of 1-2% of the market as townhouses/brownstone houses. I just came back from a showing about 40 minutes ago for a fully gut renovated townhouse for $2.8m. If the house was about 50 blocks to the south- it would have been $8-10m. Condos range in price so drastically. Last week I got a 2 bed, 2 bath new construction condo into contract with an asking price of $1.9m- but I have sold condos for half that are are equal in size. These are very different products and a lot just depends on buyers preferences.

There is a purpose for each of these options.  I prefer living in a single family house but some people would rather not have all of the responsibility.  Also it's better to purchase real property so the amount of money on hand might determine which is a better idea.  I'd rather own a Condo instead of having money in the bank.
