Coming soon is garnering all sorts of pent-up interest in those I'm listing, Richie. I list as coming soon on one Friday, make it active the next Friday, open house the next day - Saturday.

Those who tour on Friday REALLY don't want you to host that open house! John Q here in Charlotte believes that everyone is writing Contracts at open houses so, they don't want you to have one!

I advise buyers to put their best foot forward as sellers will likely select the best Offer to work with/counter. Of course, it's whatever the sellers request but, I advise them to do it that way. Demanding Highest & Best after they're received multiple Offers can backfire - some buyers may bow out.

Staging, professional photos & video, high end brochures (as many are not even using them now in this low-inventory market - be the one that stands out) and lots of social media marketing. The more exposure - and before it goes live - the better.
