In the DMV not much to look at below $350- with the exception of older townhomes and condos. Single-family and newer townhouses, brisk at $350K-$500K. $500K+ steady and certain zip codes brisk. Over $1 million doing well in the typical and most desirable communities. The most significant negative impact is the lack of inventory. Income and desirability in the region is strong.

My idea on how good or bad the market is might not be what you want to hear this week, or month. Waiting till next week just might change your opinion too.

Just won a multiple offer situation this week! Yay for my buyers. Almost every house I show has multiple offers. Some price points seem to stay on the market a little longer but once the offers come in there are many. Prices are edging up slowly because there's very little inventory. I think it is going to be that way for a while. Builders are going further out because there's little land in Wake County which is where Raleigh is located. Chapel Hill is small and slower to grow and while Durham is growing, it is still hard to find homes under $400k. Counties that surround Wake are growing but people have to be willing to drive.
