I've never had a client in 24 years regret their purchase because I vet out the homes with so much information and any all needed inspections.
I had one client over time regret his neighborhood choice due to he bought near a bar strip thinking it would be fun and convenient - but didn't consider the nightly noise and drunks afoot.


My clients knew as they were writing their offers 3 things:

1. They knew within $1,000 how much they were overbidding.
2. They had the cash to cover the gap and often there wasn't one.
3. I'd never let and never have allowed a buyer of mine to close escrow on home they didn't inspect...not in 24 years. 

The dumbest thing buyers do is wave inspections. Common sense needs to prevail. The idea that any seller would want the potential liability of being sued for non-disclosure by an angry buyer should have led Listing Agents to require all buyers inspect regardless of the bidding wars. You can inspect with an as-is clause in place so it's still competitive and at the same time relieving the seller of liability - win/win.

None of my clients have any regrets. 

I imagine some people may be feeling a little regret for spending $300,000-$400,000 over asking. But then again, they had the money to throw at home buying, they are now in their home, and not spending their time looking at homes and signing offers.

Luckily I have not heard of any of my clients unhappy with their choice... I kept the "stupid meter" on full charge which included knowing when too much was too much and never waiving inspections.

Never had a client regret a purchase.  They're happy they bought when they did.  If anything, they wish they had taken my advice earlier and bought when the prices were even lower.

None of mine have had regrets.  I advised that they don't waive inspection and we did a lot of due diligence up front so that they knew what they were getting into.  Granted, that made it difficult for them to get an offer accepted but by the time they did it was the right situation for them.  We also discussed the long-term approach so that even if the market depreciates temporarily, they have a house that will ultimately gain in value down the road.

Investment property.  

     The last time I had a Buyer regret purchasing a property?  In the early 2000's, a friend wanted to buy a Condo conversion in Orlando. It was next to the Mall at Millenia, that part of Orlando was up and coming, that particular unit overlooked the pool, etc. 

   I warned her that it would not hold its value; it was not worth $250K.  "Let me show you something else to invest in."  But she was adamant about buying that particular condo, so I wrote the offer.   Two years later the Crash came.  Those condos bottomed out at $80K.   Her $1600 per month tenant bailed; it was vacant for a long, long time.  Talk about Buyer's remorse!

I've heard that but it hasn't been my personal experience.

I had relocation buyers that bought a home about 8 years ago and within a year decided the home was too small. We sold it for over asking price, and they bought another larger home in a different area and love it.

I cannot recall a buyer voicing regret over a purchase. If they bought in the last couple of years, especially before mortgage rate went up, they got the house the wanted, at a price they agreed to pay, and now live where they wanted to live with a low-rate mortgage.

Nobody bought without have inspection reports and disclosures which were often provided by the astute sellers in advance of  accepting offers.

My clients, with a rare exception, have never regretted their purchase.  We go out of our way to make sure they buy a house in the best location that is safest, cleanest, best orientated with the best schools and potential resale value.  Our belief is it is best to serve our clients best interest and not our pocket book.

I question your premise.  You may have heard a handful or buyers have regretted recent purchases, but I seriously doubt that a high percentage of buyers have regretted buying homes in the last couple of years.  (I would consider a "high" percentage as well over 50%)

I'd be curious what your source is.

I don't have any experience now with this type of emotional response.  I read the same type articles and wish all the best.  I think it has always been present to some degree.  alot of decisions are made with emotions and not business sense.

I am hearing many tech workers  lamenting their purchase  over the past few years  ...many are  concerned with values  but also many are shaken by the large  layoffs in their  sector which is causing a general unease

I haven't seen a high %, but I have heard some are regretting buying. I think if they hold onto it long enough, values will rise enough to make them feel a little better.

not a one.  I mean if they have a mortgage they have a fantastic (may never be there again) rate, prices are still going up and it was hard to win bids in the last two years.

Like Alan May said, who is the source of this survey? How do they call these buyers to ask these questions? 

I'm sure all buyers might say they didn't want to pay (regret) the higher sales price but that is the market.

Had a guy who saved up to buy a home, took his time and then made an offer which was accepted. He got stage 4 buyer remorse (shakes, sleepless nights, attacks of doubt, confusion & hesitation). The purchase while outstanding and full of value plus being priced below market, eluded this poor guy. His only remedy (self-diagnosed) was to cancel & lose thousands.
