Seriously?  Why would I not take him on as a client?  

He would be vetted like all of my clients. If he meets the criteria, absolutely yes I would take him on as a client.

If he is qualified (or a cash buyer with POF) there would be no reason for me to hold back.  All Buyers are liars and Sellers are not tellers.  IMHO

The search process, working with attorney's and managing agents, seller's agents, and possibly lenders too- all takes a lot of time- and time is money to us.  Morals, ethics and politics aside, the legal risks Santos is facing are significant and could kill a deal...and all that time would have been wasted.   In order to get a deal down in NYC, we are dealing with a lot of different parties- and it's not a good use of my time to invest in someone that might be facing a lot of legal risk. 

That said, when I first bought my apartment (and I didn't become an agent until about 10 years later) - a few months later Jared Kushner bought the 4 buildings across the street from me. At that time It's mostly only real estate or those traveling in the high net worth/ultra high net worth categories knew the name. Back then, I only discovered this because I was dating a woman who went to the same shul as his family- and their families were friendly. She was the one to tell me that a guy in her shul had bought some walk up buildings near me- and I later pieced it all together.

If he agrees (in writing) to my T&Cs, why not? Proof of funds letters showing funds sourced and seasoned, BBA, etc.

If he could not provide POF, he would have to be vetted by Caroline Gerardo who would do a thorough job.

If not, I would refer him to another agent and collect the referral fee.
