I can get a five or six percent return on the full price just for selling a house.  Why bother owning the thing?

Not sure. I do not because the laws are more in favor of renters now than home owners and there is always that element that will wreck you by refusing to pay rent when due!

I can't give you a number but can make a guess and the guess would be that it is far less than it should be.  We don't have a pension and we know real estate.  We make our own retirement whether it's fruitful or painful.

I talk to potential investors all the time, and most don't realize investing in my local market typically requires a min of 30-50% down payment because banks often won't lend with less for an investment property here. Cap rates are also low- typically 2-4%. BUT...property taxes and capital improvements are tax deductible, and with depreciation, 1031 exchanges, etc- it can be a great investment if you have the cash to make it work. I just put together a pitch deck yesterday for a former athlete looking to put together an investment group for a small portfolio of 5 apartments in a new construction condo for $6.8m. That said, I am not in a position right now to participate in this capital raise, but I personally think it will be a great investment.

I don't handle rentals in my real estate business, and I would not want to be a landlord of property that I own.  Building equity in my own home is totally different.
