Today, a buyer backed out of making a purchase on one of my listings. It was all cash and intended to be added to their real estate investment portfolio ... and their retirement. 

They backed out due to the hit their investment portfolio recently took.

It's going to get uglier and uglier until ...

The Fed Chairman has pretty much admitted in his comments yesterday that there will be no soft landing if you listen carefully to his words. We are in a heap of problems.

But will it impact interest rates?  The last couple have not.  It's of no concern to me.  Until "you know who" stops giving out free money, forgiving loan debt, and allowing so many to be on unemployment... not to mention passing government spending bills which only add to inflation... none of this will get any better.

 

What we need is a CEO in the oval office, not a.... well... what we have.

Soft landing? No such thing. When a punch is thrown, it creates sudden impact, this downturn is definitely going to hurt as well! Already is, actually.

I don't see a soft landing.  Just how big the downturn will be rests on many aspects. So, we'll see.  There will be some upsides to investing....keep that in mind.

Hi Tony,

In the short term,  a Fed Funds target rate of 3-3.25% is not going to eliminate the high inflation rate.  So much of the inflation is at the supply end (cost push) and the Fed tools of increasing the discount/fed funds rate and selling government securities are meant to impact the demand side of the economy. 

 Unemployment is still incredibly low and those numbers will not dramatically increase until The Fed really starts to cause some real pain by getting the discount rate near the inflation rate, in my opinion.

Our housing market is now starting to slow down, but Purdue University still remains the single largest employer in Tippecanoe County at 7,000 employees, and it has been rock solid through the ups and downs of the business cycle.  There is some  concern in some of the other industries in town, but for the most part people are concerned about the high price of fuel and food prices at the moment, but in the back of their minds is the worry about the recession deepening.

Jobs are needed to make the Real Estate purchasing engine perform. So, we factor that in. Low inventory offsets it. Buyers want to own. Rents are too expensive and owning has proven to be long term proof for value plus. Where are going? It's the same roller coaster ride of up, down, sideways and flips with stops to sell, purchase or invest on the way.

I think we can already say that it is not a soft landing.  There has already been a huge amount of wealth lost and the Fed has a long way to go.

Real estate agents and brokers set the tone for what's ahead that the public read or watch and then adjust their plans. People are going to buy and sell real estate in any market, no matter what the interest rates.

It is not what the FED does or does not do Tony Lewis . It's staying positive and doing the best job beefing up your listing inventory and doing a better job in your marketing of the property, your community, your brand. That never should stop. But fear can hurt your momentum and your results.

If a buyer or seller in your market read that comment "I am anticipating a big downturn as layoffs have already begun". How would you react? Panic? Would folks rush out to list or buy with you or think better not do anything, dark days are ahead. There is always a market and adjust your "sales" to capture the biggest slice of the pie.

Funny thing, I just received a loan guy marketing for 0 downpayment. I feel the mortgage people will find the way to bring the buyers back around the increased rate, even BofA offers now loans with 0 down~ not for all, but it is there.
