My site creates them for me, but they also serve as a great GOOD feel for the Sellers and makes them know you're putting in more of an effort. But as for creating more activity - I don't see any good results from my analytics.

Have used them in the past. They do add value by impressing sellers when showing them your marketing and advertising efforts when taking listings.

For some grandiose, expensive, unique property, it may add to the ambience, answer pertinent questions and weed out looky-loos, neighbor gawk & competition doing their diligence. On anything under a million, it is not necessary as the MLS does a nice job. Add flyers, opens (optional) & mandatory answering of your phone during this sale period and success is imminent! I have also seen recordings dedicated to properties however I believe the public has soured to robo-ness and lack of customer servicing

I agree with Debe Maxwell, CRS, and others. they are beneficial in many ways and sellers like them too as part of an extensive marketing tool.

Single property websites are impressive when sharing your marketing strategies at listing appointments with new clients/referrals. That's really about the only pro.


They are good basic information to send out to those inquiring about the property.  However, my IDXBroker info sheet is far more informative than the single property site as it has demographic information that I cannot 'write' about on a single property website. 

If you want a 'single property website' with some meat and results to it, create a short url and direct it to that IDX page on your website.

 I know a Broker who puts 123ElmStreet dot com on her yard signs.  It takes you to the single property URL with the description.

 

But that brings up the age-old argument, "if you give them all the info up front, is there any reason for them to call you?"

we have used them, we market them on social media.  However I think it pleases sellers way more than it helps find buyers.

The only reason I have them is to actively market them.

Otherwise they are like a car with no fuel, they just sit their and collect dust. My Property Websites are typically on the freeway breaking the speed limit. 😉

Many REALTORS underestimate them, just like they underestimated QR codes. Both still alive and well in 2022.

It seems to me that RainBird used to do this for free at one time Peter Mohylsky. BRIX REALTY but my memory is failing me so I may be wrong on that. I know I did use it at one time and it made me feel good so it did have some benefit. 😀

I highly doubt that they do much good, most of your serious buyers are going to come from other agents who do not have the time to search out properties that are not on the mls.

I've done them in the past with properties my investors have flipped.  I bought the domain when they closed escrow and started SEO 3-5 months before it was listed for sale, back in the good days before some whiny agents screwed up coming soon listings for the rest of us.  Even then it was tough to get "123 main street dot com" to rank for anything once it went live and had to compete against the big boys or even my website.

 

I don't see the point in them, to be honest, with the exception of putting them in the MLS if they're unbranded (and then what's the point of that if you can't get the buyer lead?) or saying "the online flyer is at ___" but even then, people don't go to it, they want that physical paper in their hand.  They are flashy but I'd rather have the potential buyer coming to my website and calling me.

 

Not to mention that if the URL gets shared around, it builds up links that I'd rather have come to my site.  A redirect after the listing sells just isn't the same in the long run and you have to keep owning that URL for them to really count.

Without feeders no website does any good. 
Buy traffic, optimize SEO, placement ads, flyers, billboards, etc are all effective feeders.
But the challenge for the real estate agent is the reality that the PRODUCT disappears as soon as the house is sold. It seems prudent to created feeders that are evergreen. Then allow the evergreen resource to allow self-selection by those pre-disposed to buying that $800K house.
And when the consumer has 'raised their hand' make sure you don't 'unsell' your position. Most agents do this by filling all 50 photo slots with images of a 3/2/2 house. The bloat practice does more harm than good.
How? My secreat weapon is a labor intensive AREA calendar of events. I search area websites, businesss websites, collaborate with business owners to insure MY calender of events includes all the others and my special promotions. And for humor I also add, "Harbor Freight is having a liquidation sale.......again." This addition DOES increase engagement and stickyness. 
And, every THURSDAY a spike in website visitors suggest so many are planning their weekend. 
I spend about 3 hours a month on my mature calendar. There are services that troll websites and copy their calendar to add to yours/mine. But be aware, having exclusive content that exists for only a week is a really good strategy. One of my best was promoting a cooking demonstration at the International Market. A very successful collaboration between the store owner and their favorite real estate professional.
Without promotion a website doesn't exist.
(HINT) Collaborating with the local community college to announce those receiving DEGREES is an incredible way to boost authority.  What has that to do with real estate? Nothing of course.

I think they're great, IF you market them - great way for consumers to click, get all the info they need instantly, and make contact if they prefer.  Also great lead capture tools.

Cons?  Can't think of many, if you have listings, why not?  Even as a supplement to an IDX/personal website, I see them as a good addition : )

Sellers like them. They can share them on Nextdoor, FB, and other social media. At least people are looking at what you put out and not what other big internet companies are putting out. Other than that, not a lot of benefit.
