I will work with a buyer if they are a past client.

I refer all buyer leads to another broker.

My focus is on listing homes.

There are numerous agents and brokerages out there which work only with buyers and are successful at it. It's a business model, after all. If you know how to work your model you can be successful.

I've always tried to run a balanced practice as I'm bored if I work only with buyers or only with sellers. At the end of the day, I believe I'm a better seller's agent because I work with buyers and understand their perspective and that I'm a better buyer's agent because I work with selelrs and understand their perspective.

I  have enjoyed listing homes and working with sellers as well as helping buyers that are either referred to us and/or past clients that continue to return.  I do on occasion refer out a buyer or two as appropriate now.

Since I have been doing this 27 years I have built up a fabulous following of both buyers and sellers.  Right now listings are the life blood of our business, but it's real nice to work with both!  Especially the first time buyers who are recommended to me by my past clients!

List to live is catchy LOL and true enough. Buyers being begged to buy won't fly....either. Wise to have other incomes as one delves into the worlds of Real Estate. Real Estate reminds me of what Horace Greely said to Easterners looking to make their mark. "Go West young man". They did and found more misery, challenges and risks imagined. Even if they found some success, maintaining or keeping it  remained the next challenge. Same with R.E. The allure is so strong and a license to make money? mmm

Can I? Yes, as evidenced by the first 7 years of my career, and I didn't get many to any listings until I hit my stride in 2006 after relocating to San Diego in 2003 which hurt my production initially.

Would I want to? NO!!!!! I much more enjoy listings, but I do have some wonderful repeat buyers and occasionally some really fun "new blood" buyers that make my database rich!

Could I yes, would I no!

Both... list and sell 90% of the time in a small rural Maine market. When you do the A-Z pricing, really get to know the seller putting together the marketing and then here come the buyers to match for the perfect fit. It is never boring and highly rewarding.

You can!  But it's tougher because listings provide buyers, too, so it can be a more fruitful endeavor.  I'm not an agent, but I know some great agents who make a great living working primarily with buyers, and others who do the same working listings.

Any agent who picks one side over the other is doing themselves a disservice in my opinion. The bread & butter will almost always be the listing side for me although Buyers and Sellers in the stable are equally important to becoming "well seasoned" Peter.

In general "List to Last" is best way to do business. I have seen successful Buyer's (only) Agents but boy it is hard, especially in today's market.

I was in Starbucks the other day and a young agent was writing an offer. Her client basically said, "Whatever it takes, I want the house." Now if I had a few of those buyers I could survive, easily.

Can you survive? Sure! Will you be working harder? More than likely.  My business is 65% listings/35% buyers and it's a balance that works for me allowing me to "stay current" with both perspectives & better assist the other side as their guide too.

I have always just taken what has come my way which has mainly been buyers and I would say that you definitely do not need to list to live.  People will find out that you specialize in working with buyers and want to hire you for their search.

I have enough projects going both in and out of real estate that I can afford to work with whom ever I chose, and I prefer working with sellers, and as we all know listings bring in more buyers automatically, which provides plenty of work for the agents that I am working to grow.

Yes you can and there are some who do. As Nina Hollander, Broker mentioned, it is nice to have a balanced business. I work primarily with my database of sphere, past clients, and referrals. My sellers often need to purchase. I've had buyer's agents but I like doing both.

Of course an agent can make a living working with buyers only.
LISTING IS EASIER.
A buyers agents needs to apply more disapline, learn to say NO, and never ever stop lead generation.
A buyers agent actually needs a more concise message to the consumer so a natural 'self-selection' occurs meaning less chasing of vapors.
A buyers agent must understand in 5 to 10 years all of the buyers will turn into SELLERS. This is when the wheels on the wagon start to wobble.

I work for a younger firm, 14 years old. We gained our reputation as a top buyer agent firm. Our agents close about 8 times the avergage agent in NYC...so yeah, lots of business to be had whether on the buy side or the sell side. The money is the same color either way. Being the listing agent is far from a guarantee from a commission. Also worth noting, since co-op sales (about 70% of the inventory here) requires board approval of the purchaser- having the wrong agent on either or both sides of the equation can easily kill a deal despite getting the sale into contract.
