If a buyer agent, aside from good morning, I would tread lightly. I have allowed my seller to stay for learning purposes but had to brief the conduct rules as in lend everyone your ear but not your mouth. If asked anything, refer it to your agent is your go-to response for everything. Easier to say than to practice btw...
