I just closed on an escrow last Monday where the first time my Chicago based military buyers walked through the front door was the property inspection, 5 days into escrow!

I've closed a few like that this year in fact.  Zoom tours have made up 15%-20% of my annual sales from 2021 into 2022 and over 50% of my sales in 2020 for certain.

Pre-2020 "normal" for me was about 1-2 per year. Military and relocation civilian buyers tend to be OK with it and often have no choice but to rely on it vs. flying out every time they want to tour homes - it just isn't practical.

I  accepted an offer like that once last year, but I knew the agent. If I do not know the agent, I'm skeptical to do so - yes 😉 I'm a hypocritical listing agent. 😂

Most of my sellers require the buyer to tour the home. Given that we can track that with the Supra Keybox. We make this known in the MLS. 

Ultimately it is the seller's decision.  With so many offers and so many people touring the home, sellers feel making that decision is the right one.

What a market we are in for you to even be asking this decent question. Short DOM's, top dollars, quick escrows, little or no repairs, monster equities, and no looking dynamics before buying/closing? If this keeps up (and it is projected to do so), who could afford a median home?

1. Have gotten some offers like that, not many.

2. I ask permission to FaceTime or do a zoom meeting when representing out-of-area buyers when pre-viewing a property. I also show them the neighborhood.

3. When listing, I will ask for non-refundable earnest money, upon acceptance, in case of a change of mind. It protects the seller and qualifies serious buyers.

Currently, I am working with a couple of buyers that are out of state so I tour the homes for them and shoot videos.  I would suspect many buyers don't see a property in person before making an offer in this market, there just isn't enough time.

RARELY, and NEVER where WE have not been in the property as buyer's brokers. When we do, the buyer signs a document indemnifying us from anything they could have known being there prior to offer. We will go through with them via video. We will walk the land. 
As listing brokers, sight unseen offers are rarely accepted because they love to beat us down over inspections and waste our days on market. 
I'd say 1% of the time at most.

While I know this scenario is still happening around here, it isn't with my buyers.  I am hearing of a lot of video showings.  If I'm on the listing side, I see contingencies added that all is subject to viewing and that would go to the bottom of the pile.  Buyers are changing their minds enough during attorney review outside of this scenario....!

I certainly feel more comfortable knowing that an offer has actually been inside of the property.  All things being equal, an offer with a buyer who has not been inside of the property will be at a serious deficit with me and my buyers.

Only once in my career. New construction viewed on the internet. First time they were in the home was immediately after closing. They knew what they wanted and it was a spec home. They were willing to take it "As is, where is"! Turns out the wife was licensed in the estate they were moving from and willing to take the chance. Not my cup of tea but worked out for them.

When our market was hot I don't think I sold more than a half dozen homes where the buyer didn't see the property in person BUT those six buyers say every inch of the home through videos and photographs. I probably put more work into those six sales then the next 18 put together.

Recently, I'd say almost half of my buyers haven't toured personally. Part of that is because they're out of state. The other reason is because they've lost homes that sold sight unseen and they're doing the same to get the house they want.

With video, there is no reason someone purchases "sight unseen" these days. During COVID's peak, the travel restrictions made up close and personal tours difficult. Now with a warp five real estate market and too little inventory, too many buyers causing listings to fly off the shelves... Video more than ever fills the bill. Because by the time the out of state buyer gets to your real estate location, the new listing is long gone and under contract, heading to closing. Sorry Charlie Tuna. We produce Matterport 3D tours on most of our listings which has enabled buyers to virtually walk through homes quite easily. This became extremely important at the beginning of Covid and many of our sellers would not allow buyers into their homes unless they had virtually toured the property and thought it was a good fit.  Now, with the strong sellers' market we are experiencing, we probably get 10-20% of our deals together before the buyers actually view the property.

We have sold a few to out of state buyers that relied on a virtual tour by their agent.

Makes me a bit uncomfortable, however it is something that we can now do with the modern technology.

I make sure there is a home inspection whether it's the buyer or the seller we represent.  All have worked out fine. I might add this isn't just a recent thing for us, it's been going on for quite some time - in particular investors during the down market of 08 to 11 when everything was cheap and on sale.  They were buying up a lot of stuff. Some have never been here yet but have realized huge gains. Again, the all had an inspection from a trusted inspector.

It depends on the price point.   The lower end you will get many investor sight-unseen offers - sometimes 80%.
