Don't cook anything with strong odors while your house is on the market (ie corn beef and cabbage for St. Patrick's Day).
Be prepared to load dirty laundry in the car if you have any.
Pick up all evidence of pets and of course take pet with you if possible.
Get kids involved with keeping their room clean. Sometimes as the agent you can encourage little ones by telling them what a big help they are to mom and dad.
Pack up kids books/toys except for a few favorites. Pack and store anything you don't need for the next 60 days.
Have a central place to put things like tv remotes, etc. that might normally be sitting out.

3. Design the tour. The tour changes based on the property type and the profile of the most likely buyer. The tour will require a team.
4. Stage the property to: highlight attributes; solve the challenges the most likely buyer is experiencing; harvest the ripples.

Keep the house neat and clean. The incentive could be a few thousand dollars more in an offer. I had a little old lady Realtor once tell me she would bribe the kids of the house (with parent's permission) to keep their room clean and once the house sold she would pay them their "allowance".

Worry about what you can control. I tell the seller, "These are some tips. This is what I would do if I were trying to sell my house. You don't have to do this - it depends on how much you want to sell your home for a high price."
From there, I don't worry about it. If the seller wants to put political signs in their yard, or cook smelly food, or leave their bathroom stuff on the counter, I am not going to dwell on it. I advise you want works best, and how to get the best price in the shortest amount of time. If you don't want to do it, I'm not going to fret over it.
I'm not saying it isn't important. Yes, it is better if the house is clean, neat, lights on, window shades open, etc. But I can only control what I can control. I am not going to lose sleep because the seller wants to leave their bathroom stuff on the counter, or because they want to cook smelly food.
On the buyer side, you have to advise buyers to overlook that stuff. Sometimes it's hard for buyers to imagine it, but just keep reminding them, "Don't worry. It will feel totally different when you have your own stuff in here."
