Inventory will increase as we move towards spring but not enough to meet demand. Buyers will continue to be active throughout 2022 as rates will rise but remain artificially low

New inventory comes on the market all the time, it just doesn't stay around for very long. Buyers will have to be quick and prepared for a competitive environment.

Our inventory is just above 1,100 properties, it is ridiculous, but it is what we have to deal with. 

I did get a rate sheet that quoted the 30 year conforming at 3.750%. If rates keep going up, which rates do, then that will help to balance things. At this point right now I do not see rates going down, but I am not in that line of the industry, so I have no insight to the direction of things to come.

Eventually prices will reach a breaking point in which many homeowners will take the money and run.  This will increase inventory, lower prices and lead to a glut of homes on the market.

Time will tell. We've seen slightly more inventory since the holidays but it went off the market quickly, as many homes do. I suspect prices will continue to rise, more modestly, and some buyers will be priced out of the market.

Homeowners will continue to oppose any increase in density in their back yard.
Homeowners will continue to move undeveloped land into the 'sanctuary' status.
As a result, new residential construction must take place 90 minutes away.
Existing homeowners are the cause of our younger population falling into the rent trap. 
There is LOTS of construction in progress, but it is 90% for apartments.
We current homeowners, in this regard, are NOT paying it forward making a way for new owners.
None of us will voted and passively allow increased density in our back yard so I propose another government overreach and removing 'single family home community' from property use description. The exception will be those communities who have designed/prepared/planned a 50% in density in their community.
That is REAL action that will affect the real estate market place and create the mechanism to build more residential housing that does not cost more the 10x the average house value.

Sellers are still hesitant to put their houses on the market because they can't find the house they want to buy and they don't want to be homeless in the event their house sells right away and they are unable to find the house of their dreams.  Millennials are so tired of living with parents and they will be serious buyers to contend with. I see appreciation rates coming back to more normal levels (compared to 2020 and 2021) and interest rates will continue to rise but not enough to stop the buying process. IMHO

More sales closed in 2021 than in 2020. That could not have happened unless inventory had increased. Yet...buyer activity also increased. Homes sold more quickly which is why it appears that fewer homes hit the market.

At any given time, there have not been enough homes on the market to satisfy the demands of buyers.
