No, it's not "a thing" in the parts of CA I've ever lived or worked in -we've never been concerned with it or required to monitor it; but we know it exists.

Radon is not commonly found to be a problem in our area. I have only had one radon test done on a property in more than 20 years, and that at the request of a buyer who was moving from another state. The results were not an issue.

Sorry, Roy... I don't. We don't have a big radon issue here. I am in contract for a home that has a mitigation device in it and the inspection still showed high levels of radon... seller is working overtime to calibrate it correctly and ensure radon levels are where they should be.

Not common here but if it comes up, a professional is hired. Would not want to depend on something purchased on Amazon, too much risk.

As of October 1, 2016, Montgomery County law requires that single-family homes must be tested for radon before completing a sale of the home. ... The radon testing requirement applies to detached homes and townhomes in Montgomery County, Maryland.

It is not mandatory we test here in IL but it's a good idea. Every seller that says they don't have a problem actually do.

Do not know of any monitor like a smoke detector.

no, we have a ventilated crawl space.  My inlaws do because they have an unfinished basement.  They use airthings that communicates quality with their phone.

Radon is not a big thing here in Florida.  We have the radon gas disclosure, of course, but no mandatory test.  Basements are very rare in Florida.  I know radon doesn't only exist in basements, but those certainly don't help.

With that reading you may want to invest in a mitigation system, they are not very difficult to install.

Hello Roy, Radon is not an issue in my area in California. We are required to have smoke and carbon monoxide detectors but not radon.

I wish you all the best in your purchasing decision.

The RIGHT CHARLOTTE REALTOR!

Roy, if you're interested in having your own home checked, I would contact an inspector who uses a sophisticated radon detection device. They are FAR more accurate than the over-the-counter products. Your lung safety is incredibly important!

I recently had an inspection on a home that was one of my listings that had a radon mitigation system installed by the builder several years ago. The inspector scared the you-know-what out of the buyers but, as soon as the agent shared his comments, I explained that this would be a quick and easy fix and guaranteed we would have this taken care of within a week - well before Closing. I called in a favor, got the radon mitigation system inspected and found the issue within 24 hours. The fan had gone bad and it was a $100 fix that resulted in a radon test that was within normal limits 5 days later.

This was the 3rd time I had this same issue so, I was confident I knew what the issue was. If nothing else, I knew that the sellers would remedy it, no matter what they had to do. After all, they were still living there!!

I live in Canada's "Limestone City" where practically all homes have live in basements.  I have never once seen a request for a Radon Test in my lifetime.

Radon is common in our marketplace and routinely tested for as part of the inspection contingency.  If the result is 4.0 or more, a mitigation system is installed.  It's not monitored like CO...

I have a radon remediation system installed in my house. 1 out of every 4 houses in Maryland test high for radon and the levels can vary based on the season. Might be a good idea for someone without a remediation system.

INTERESTING and definitely an 'East Coast Thing'
I cannot in 22 years now recall a single residence having a radon issue in my area . . . which shows up as very very very low risk.

I did not realize there were such high levels north of the border!

Detection device, no, but I did have the level tested and it was very low. We don't have the conditions in my immediate area that generally contribute to higher levels, e.g. ledge. Plus, we have good aeration in the home.

My husband purchased something like this for my daughter. Hers is a bit smaller and all black. I don't know the brand.

When she purchased her house in KY, a radon system had to be installed. I would also remind them to check to make sure it is working when they're outside mowing the grass, etc. My husband found a tool like this so she can monitor the levels and make sure her system is working right and it seems to work well.

I do not but have had homes tested with unthinkable results, especially in Florida. Many years ago in Illinois I tested fine and the neighbors were 8 times over the safe limit. Those who never open windows should definitely consider monitoring

Roy Kelley,

I would strongly recommend a professional radon test for 48 hours and if the level is higher than .4 picocuries, have a remediation system installed.
