I don't give pre-listing gifts, although I have heard of this being done (i.e., bring a plant to a listing appointment).

No gift prior to a signed listing agreement. No gift until close of escrow. Then, a nice gift card to a local restaurant, home improvement store or just a generic gift card.

I do not give gifts to anyone at this stage of a relationship. And if it's pre-listing as you state, they are not even clients at this stage. At the end of the day, the best gift I can give a seller is the sale of their home in record time at a record price.

I give gifts randomly, for any reason or no reason at all. I love to give a small gift card for a treat--like ice cream. Just something small and sweet.

My pre-listing package is a mashup of marketing items for other similar listings . . . usually the prospective seller has already seen that before contacting me.

Pre-listing, SELLER clients.
Since they are 'leaving town' I don't offer anything (gift) at this stage.
However, in the pre-listing package I do provide my assessment on the best methods of marketing to achieve THEIR goal.
For example, everyone selling in FLORIDA understands there is a low inventory situation and that out-of-towners with deep cash reserves are displacing the local workforce from housing opportunities.
Most sellers express a preference to accepting offers from those who WORK here. 
I share what I can do to achieve THEIR goal.
Highest is not always the offer a seller will accept if they can make the world a better place with other options. They do however place great value on the assurance of closing. That is where I see the magic is.
When success has been achieved at the closing table, a gift linked to their passion from the workshop, a gift that reminds them to refer, makes it onto the moving truck.

Pre-listing gifts ... that is not something I do. Just the sound of it feels disingenuous to me. What would be the purpose? What is the intention behind giving the gift?

To each their own.

What everyone gets is the gift of a real and genuine me. I am authentic in my words and deeds all wrapped with years of experience and exceptional service.

Once I've made a connection with a prospective client and they become my client, it is common for me to gift.

     Give them the courtesy of advanced warning for a showing, the follow up feed back shout, text, email. Pre-qualify the buyers, go above and beyond with a better job than their last broker so a SALE PENDING then quickly a SOLD sign rider after that gets screwed on the silent salesman planted out front.

     Full throttle marketing with more images, plat maps, more narrative detail, videos... give the seller more than other agents in your local real estate market wish you did every single listing sale.

     Make that seller feel like their listing is the only one you have from the attention like a good waitress that is really efficiently serving many tables with a genuine smile. Fire in your belly Austin McKenzie . Real estate is a sport and you're all in or meh, barely getting by.

My gifts vary depending on the client since most of my clients I know personally the repeat and referred I face the gift on either a need in the moment or a passion they have; typically that’s a close of escrow however as a pre-listing I have brought Succulents. with me because I don’t like to show up empty-handed at peoples homes and I have a passion for raising and sharingSucculents.
