The RIGHT CHARLOTTE REALTOR!

The only reduction here in Charlotte is with the builders. The counties have put restrictions on the number of sales per development in much of our area.

One of my clients recently had to stand in line (figuratively) for a month to be one of the next month's TEN buyers who could purchase in the community that month. The builder had already reached their limit for the month we were in. It's crazy!

I have not been in Tallahassee in several weeks; when I left there the market was booming.

This past Sunday, I spoke with a mortgage lender from Wilmington, North Carolina.  She said that she has "never been so busy".  She joked that she has to schedule an appointment for lunch with her husband or she won't get to see him.

Then yesterday, I talked with a surveyor here in Sunset, South Carolina.  He said, "I can't take on any new business... we are backed up for months".

I get those sentiments from everyone in the real estate business.  We are living in unprecedented times!

The only constraint on sales is the lack of inventory. Sales continue to be strong.

The two states and 8 or so counties I work in regularly are all increasing in sales. The only drop in sales I've seen was in new construction as many builders are holding back right now. Lack of listings could definitely slow down closed sales in my market.

We are seeing increasing listings slowly, but our sales in April was 48% over last year.   We were shut down last year for about 8 weeks due to COVID, but are up 800 more listings over April of 2019.

Our market has limited inventory, most builders are quoting a 22 month +/- delivery time which puts all the stress on the resale market. I don't see it slowing anytime soon unless interest rates sky rocket and push Buyers out of the market.

It's not happening here Carla Freund .  In fact, some builders are now letting buyers bid on their homes as well.  Usually builders have a set price and a buyer will make an offer and the home is off the market.  No more.

Carla,

Consider the source, they report whatever will sell ads.  They reported on a fire here calling a wildfire, whereas in fact it was arson, and it was put out immediately.  Our friends who were in the Bahamas had the impression that the whole city was under evacuation...A

I hear agents in our market talking about a slow down, but I'm not seeing it personally.  Seems to be pockets where things are leveling out, but very specific areas.  The majority of the market is still on fire.  Hoping summer vacations are going to chill it out.

NO, in fact I broke personal records in my business. I just closed two last week on Tues and Fri. I believe we're in for a summer slow down due to travel bans lifting and cabin fevered Americans wantng to get out and travel where and how they can. I know many going to Mexico. I think that will affect our summer sales.

Downtown Chicago has never followed the crowd! It has been in the tank while the rest of the country was out of control. Now it is emerging!

Our market was hot in April everything was selling and most with multiple offers. I can see numbers being down if there aren't the homes on the market. We are starting to see that listings have slowed down due to the fact those selling aren't able to find the homes they want at the price they are willing to pay.

Slightly but only because inventory is so low.  About 4500 'all typed of homes' in the entire Phoenix metro area are active. Builders are having to slow down due to crazy high costs of wood etc.

No inventory to speak of... I'm in a small county in SE Pennsylvania... 140,000+ total population... I just checked the MLS prior to writing this response...93 ACTIVE listings including new builds...200+ frustrated agents fighting to get a contract accepted by anyone...Everything being waived... There's going to be some very sorry buyers down the road...BUT, the sellers are ecstatic!

In Chicago suburbs, everything is up! We'd have more sales if there were more homes.
