We are in a sellers market now. With bidding wars on some properties.

Homes prices on the more affordable are hard to hit for buyers with mortgages...cash is indeed king, especially when adding an escalation clause in the contract!

Depends on the area and time of year . . . anyone who comes at me with 'that property's overpriced, I'ma go [even a fraction of a percent under]  . . . I tell them come back in NOVEMBER when the market is chillin! Just like Snoop after he got high enough w Martha Stewart all summer! 
Timing the market is essential if you are looking for a deal.

Around here I tell buyers that the asking price is most likely the suggested starting price for an offer.

Good answer, I generally just say something like, "I'm expecting multiple offers, how much does your client want the property?"

People are paying 110% of List to win Multi offers

There still is a little checks and balance to be figured in.  it has to appraise and we need to have a plan if it does not.  I hate surprises.  

it is super rare for properties to sell for more than appraised value or have people waive appraisals in my market.  That being said, we are seeing over list in a few cases and list price in many cases.

There is high and then there is really high.  Really high is what is getting it done in our market.
