My last one was 15 days where the appraisal was a desk top. The 2nd to last that required an appraisal was held up by the appraiser, that was 22 days

With a nudge at the title company and a pre-approved buyer, start to finish 5 business days. I think the buyer had an in at the bank to get the appraisal done but he would not admit it.

Back in the 1990's before Dodd-Frank I sold the same house twice within a two week period. Both transactions had a mortgage. Back story on this one ~ First Buyer wanted to surprise his girl friend, bought the house then asked her to marry him , she said NO! Turned around and sold it for much less to a family who had made a low offer the week before he did.

I'm going to say around 10 days & that was many moons ago. Nobody can do anything 'fast' these days. Ever since the crash, lenders can't do anything with any kind of efficiency.

I agree with Buzz, before Dodd-Frank probably.

13 days.  Contract written June 1, closed on the 13th, so I guess technically that was 12 days.  My buyer was about to be deployed the lender went above and beyond to get it closed for his family.  They had a weekend house then.... and now they are happily retired on my lake.

We did a bunch in 2009, 2010 & 2011 in 10 days or less although it took a great team to continue that process. All good things must come to an end some time but boy, ot was fun.

Fred,

The fastest was 15days on a medium size shopping center .  And the longest was a year, because it was a change of use, and it had to go through the city's red tape which included several hearings...A

10 days.  The offer was for 5 days however we (seller and myself as the listing agent) needed more time to manage some administrative details.
